OBJECTIVE/PURPOSE

The General Maintenance Technician I responsibilities are to assist in a variety of skills encompassing most of the construction trades. Needs the ability to deal tactfully, effectively and courteously with co-workers, management and our customers.

MAJOR RESPONSIBILITIES AND FUNCTIONS

Assist in the evaluating, repair and performing of minor plumbing, electrical and HVAC systems in the building. Plumbing to include toilets, urinals, sinks and faucets. Electrical to include switches, receptacles, lighting and breakers. HVAC to include filters, belts, PM of equipment. Communicates with the maintenance supervisor about any work that requires outside expert assistance. Perform a wide variety of general building maintenance repairs and services. Perform minor maintenance on commerical kitchen equipment (both hot and cold side). Ability to work with tools and supplies necessary to complete tasks/projects. Receive and complete work orders while maintaining accurate records on material and labor. Interpersonal skills to interact with employees and clients in a pleasant manner. Attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked. Assist in performing routine maintenance around the building such as fixing structural damage, for example, window, door or wall repair. Fixing potential safety hazards to avoid injuries. Ability and knowledge to safely replace lighting ballast and lamps. Follow all safety requirements including lockout/tagout and use appropriate PPE. Works to complete their assigned work orders in a safe, timely and quality manner. Supports the Preventive Maintenance (PM) program by providing resources, ideas, and knowledge to improve the reliability of critical equipment. Assist with electrical wiring problems with the building’s electricity, such as resetting tripped breakers. Workdays and schedules are generally routine, however are subject to change. Be prepared/available to work evenings and weekends as assigned. Willingness to share on-call duty for emergency maintenance. Maintain good working order of company vehicle including refueling, report any mechanical issues and filling out and submitting monthly vehicle inspection form. Ability to carry, extend and climb ladders safely. Needs the ability to work independently or as part of a team and follow oral and written instructions. May be asked to work with or escort contractors, vendors or suppliers, as well as inspectors. OT may be required without notice to complete work assigned•time off may be offered or required within the same pay period to meet budget demands.

POSITION SPECIFICATIONS EDUCATION

Requires high school or equivalent.

CERTIFICATES, LICENSES, REGISTRATIONS

One-year certificate from college or technical school, or one year related experience and / or training; or equivalent combination of education and experience.

EXPERIENCE

Requires a minimum of one year experience working in a maintenance role.

SKILLS:

Must have working knowledge of HVAC, plumbing, carpentry, lighting and electrical repair skills.

PHYSICAL DEMANDS

While performing the duties of this job, the employee is required to stand, walk, use hands to finger, handle or feel, and reach with arms and hands. The employee is required to stoop, kneel, crouch, or crawl. The employee must lift / move up to 50 pounds. Specific vision abilities required include close vision, and ability to adjust focus.
