Overview:

The Nighttime Operations Technician is responsible for the minor repair, maintenance, and overall upkeep of various systems and facilities within retail and tenant spaces managed by a real estate development company. This role is a 40-hour position working four shifts/10 hrs. per shift, Wednesday – Saturday 3pm – 2am with an hour meal break.

Key Responsibilities and Essential Functions:

Resident & Tenant Support:

⦁ Acts as the after-hours point of contact for retail, residential and short-term tenants. ⦁ Responsible for visible rounds within owned property at regular intervals throughout the shift. ⦁ Respond promptly to maintenance requests from tenants and property management. ⦁ Removes campus restaurant trash each evening after businesses close.

HVAC Systems:

⦁ Occasionally inspect, maintain, and repair heating, ventilation, and air conditioning systems. ⦁ Replace filters, belts, and other components as needed. ⦁ Monitor system performance and adjust to ensure optimal operation.

Electrical Systems:

⦁ Occasionally troubleshoot and repair electrical issues, including lighting, wiring, and control systems. ⦁ Replace defective components such as fuses, switches, and wiring as needed. ⦁ Ensure all electrical work complies with local building codes and safety regulations.

Plumbing Systems:

⦁ Occasionally inspect, maintain, and repair plumbing systems, including pipes, fixtures, and water heaters. ⦁ Clear clogged drains and repair leaks as needed. ⦁ Install and repair faucets, toilets, and other plumbing fixtures.

Building and Structural Maintenance:

⦁ Perform minor carpentry, painting, and general building repairs. ⦁ Diagnose and repair malfunctions in equipment and systems. ⦁ Maintain building exteriors, including doors, windows, and roofing. ⦁ Ensure all maintenance and repair work is completed in a timely and cost-effective manner. ⦁ Ensure common areas, such as hallways and lobbies, are clean and well-maintained. ⦁ Straighten all common area furniture after campus close.

Safety and Compliance:

⦁ Adhere to all safety protocols and procedures. ⦁ Ensure compliance with local, state, and federal regulations. ⦁ Maintain accurate records of maintenance and repair activities.

Required Qualifications:

⦁ High school diploma or equivalent; technical or vocational training preferred. ⦁ Preferred of 1-2 years of experience in building maintenance or a related field. ⦁ Some knowledge of HVAC, electrical, plumbing, and general building systems. ⦁ Ability to read and interpret technical manuals. ⦁ Proficiency with tools and equipment used in maintenance and repair work. ⦁ Basic computer skills for record-keeping and communication.
