Non-Exempt Position Summary A Maintenance Technician is responsible for general maintenance of commercial and residential properties and construction projects. This individual frequently interacts with clients, customers, and tenants and is often the face of The Overton Group maintenance department. As such, they should maintain the highest level of standards and conduct that reflect The Overton Group values – setting an example for others to follow. Essential Duties and Responsibilities Track and fulfil work orders in Appfolio Communicate with Facilities Maintenance Coordinator for daily scheduling and work order completion. Responsibly navigate to job sites in a timely manner; adequately log hours spent on job sites Complete general maintenance as directed Assist with flipping rental units between tenants following move out and in preparation for move in Conduct routine inspections of properties to identify areas in need of repair or maintenance Perform weekend and holiday on-call responsibilities as directed Maintain positive work environment Maintain vehicles, equipment, and tools in clean working order Inventory and track equipment and tools The responsibilities listed above are not intended to be all-inclusive and may be subject to change or modification based on departmental or company needs. Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education The individual will preferably have earned an associates in a related field from a community college or technical school and have 2+ years of related work experience, or 5+ years of related work experience. Language Skills The individual should have the ability to read and interpret documents such as property management contracts, vendor contracts, vendor invoices, and contractual agreements related to residential and commercial properties. The individual should also have the ability to speak effectively before clients, tenants, vendors, management, and maintenance staff. Job Specific Skills The individual should have the ability to calculate figures and amounts such as vendor fees, job estimates, and invoices required for property maintenance. Reading of blueprints of schematics as needed for repairs. Reasoning Ability The individual will be able to define problems, collect data, establish facts, and draw valid conclusions. The individual should also have the ability to interpret a variety of technical instructions and deal with several abstract and concrete variables. Computer Skills To perform this job successfully, an individual should have knowledge of basic email systems and GPS navigation systems. The individual should have the ability to master maintenance related software such as Appfolio. Other Required Qualifications This individual is required to possess and maintain a valid driver’s license and clean driving record. This individual may be required to perform responsibilities on weekends and holidays per the company’s On Call policy. This individual will be required to take and pass a background check and drug screen.
