Full Job Description Pay:

Location:

Research Triangle Park | Raleigh, NC The Maintenance & Event Technician supports operations at assigned facilities included but not limited to conference room set-ups, misc. building inspections and minor repairs. Assist lead technicians with maintenance processes to mechanical, electrical and plumbing equipment and systems, painting and patching of walls, etc. Assists in maintenance and repair efforts, assist with troubleshooting and/or creating IT tickets for misc. desktop and conference room hardware devices, as well as independently performing defined tasks. Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, doors, signage, fire extinguishers, etc.

Primary Responsibilities:

Room set-ups in the conference center including table/chair configuration and adjusting wall dividers. Meet internal and client timelines for work order completion and uptime performance metrics. Utilize the CMMS system to document work performed, including timely completion of Preventative Maintenance and tenant requested work orders. Intermediate level use of Microsoft office suite Outlook Word Excel Maintain lighting system bulbs replacements. Assist the operations team in the maintenance and repair of building and equipment. Assist with troubleshooting and/or creating IT tickets for devices including monitors, conference room equipment and WebEx boards. Track inventory and locations for equipment, device incidents and inoperable room locations. Collaborate and communicate with Events Team, IT and shipping and receiving. Assist with warranty/replacement/damage communication with vendors. Minor plumbing repairs Completes special tasks that include but are not limited to; painting, locksmith work, tenant services requests, and general maintenance as assigned. Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations. Weekend work or off-hour duties may be expected. This position requires the employee to be on call for after-hours emergencies. Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them. Maintain compliance to State, County, or City Ordinances, Codes, or Laws. Comply with all policies for the safe storage, usage and disposal of hazardous materials. Participate in ongoing technical, safety, and operational process training programs. Maintain a clean and safe work environment. Document work performance and materials procurement as directed. Other assigned operational tasks as may be typically expected of the Maintenance Tech role.

Qualifications:

Experience with apartment maintenance, general construction, plumbing, painting and drywall required Experience with trouble shooting video conferencing devices, collaboration tools, and room scheduling systems including cameras, microphones, speakers, and display screens and touch pads. Experience with warranty/replacement/damage communication with vendors Candidate must possess and maintain a valid state driver’s license. Completion of an applicable technical training program is desirable, have a minimum of one (1) year of applicable working experience in general building repair and maintenance, basic plumbing, and basic electrical. Must have ability to lift a minimum of 80 lbs., use ladders up to 30 ft, and possess mechanical and electrical aptitude. Position requires frequent climbing, bending, kneeling, lifting, and driving. Position requires excellent communication skills in English, both oral and written. Candidate will be provided with tools and PPE required to perform assigned work scope. Proficient use of hand tools and equipment including but not limited to cordless drill, hand truck, 4-wheel dolly, panel cart, pallet jack. High school diploma or GED equivalent Ability to comply with both Jones Lang LaSalle and client-directed Policies & Procedures. Successful candidate must be a self-motivated individual who can work independently or in a team environment. Must pass background, drug/alcohol, and MVR screening process.
