Job Description

Maintenance Technician 3.5 3.5 out of 5 stars Raleigh, NC 27613 We are looking for a competent Maintenance Technician for our Multi-Unit Luxury Residential facilities. You will be responsible for ensuring the smooth running of upkeep or repairs onsite. An excellent Maintenance Technician must be reliable and have a great eye for detail. They should have technical skills and knowledge of various crafts such as carpentry, plumbing, painting, etc. The goal is to ensure that facilities are always in good and safe working conditions, and residents are satisfied with the service we provide.   • Regularly inspect facilities to determine problems and necessary maintenance
  • Perform all facets of apartment “make-ready,” and promptly respond to service requests and work-orders; tasks include troubleshooting and repairing Heating Ventilation and Air Conditioning equipment, plumbing systems, electronic systems, all major appliances, painting, minor drywall repair, pool and spa equipment, and other systems within the community (e.

g. gates, phone jacks, irrigation systems, etc.).

  • Ensure adherence to quality standards and health and safety regulations (OSHA) Skills and Qualifications
  • 1-3 years of proven experience as Maintenance Technician or similar role; at least 1-year multi-family, industrial or institutional Service Request experience
  • An eye for detail, a passion for a job well done, and a sense of urgency for repairs
  • Strong technical skills and knowledge of various crafts such as carpentry, painting, plumbing, appliance repair, heating and AC, etc.
  • Heating Ventilation and Air Conditioning (HVAC) and Environmental Protection Agency (EPA) Certification required; Freon Recovery certification Type I and II, or Universal, mandatory
  • Ability to work a flexible schedule, including weekends, after hours, and on-call rotation
  • Will interact regularly with residents, vendors, contractors, supervisors, employees and coworkers and, therefore, require strong interpersonal, communication, and customer service skills
  • Candidates must have dependable transportation (e.g. a truck or van capable of carrying tools and parts) to ensure an efficient use of time providing proper building maintenance.
  • High school diploma Preferred Qualifications
  • Some college, or degree from a vocational school will be a plus
  • Additional professional Certifications such as: Certified Pool Operator (CPO), Certified Apartment Service Technician (CAMT), certifications in boilers, plumbing, electrical, journeyman license, use of fire extinguisher and first aid preferred. Typical Physical Demands
  • Will be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying light to heavy weight material (i.e., appliances/equipment), climbing ladders/stairs, and walking on rooftops. Requires manual dexterity sufficient to operate small-motorized equipment, repetitive hand/wrist, griping and elbow motion
  • Must have normal range of hearing, and depth perception for proper operation and repair of machines, wiring, and equipment
  • Must be able to complete tasks wearing appropriate safety equipment (e.g. back belts, goggles, masks, gloves, etc.)
  • Must be able to read and write in English at an intermediate level to read diagrams, meters, instructions, write reports, etc. Must be able to apply common sense understanding to carry out instructions and plans. Regularly must use independent judgment following prescribed procedures, to determine actions to be taken, priorities, emergencies, etc.
  • Will be exposed on a regular basis to outdoor environment (e.

g. heat, cold, damp, rain, etc.). Will be exposed to some low-level noise when using power tools. Hazards can be minimized with proper lifting techniques, MSDS and general safety training and wearing of proper safety equipment.
