Malvern, PA and Philadelphia, PA The Maintenance Technician maintains the physical condition and appearance of our apartment communities to ensure residents have a great place to live. This position is a hands-on job requiring the performance of routine maintenance, painting, cleaning, janitorial, and groundskeeping tasks. In this position, the Maintenance Technician will strive to maintain the community at the highest level under the direction of the Service Director and will play an integral role in resident satisfaction.

Essential Functions/Responsibilities:

Maintain the grounds, buildings, corridors, stairwells, and breezeways free from any trash, debris, and cobwebs. Notify the Service Director of any safety concerns identified while performing daily zone inspection walks. Provide exemplary customer service to residents, vendors, and other team members. Perform resident service requests in occupied homes. • Perform maintenance on vacant apartment homes. • Assist in the completion of preventative maintenance walks, vendor quality control inspections, and inventory control. Pressure washing on exterior buildings, sidewalks, and breezeways. Ability to perform all routine repairs: electrical, plumbing, HVAC, appliances, carpentry, hardware & accessories, pool cleaning and testing, drywall, and janitorial. Ensure the property follows Stoltz operating procedures/guidelines, regulations, and other compliance matters including those related to Environmental Health & Safety. On-call responsibilities to respond to after-hours emergency requests timely.

Qualifications/Requirement:

High School Diploma or equivalent (GED) preferred. Must have a valid Driver’s License and reliable transportation. 2+ years of maintenance technician work or related experience HVAC Certification required. CPO Certification required. Multi-family housing experience a plus As a Maintenance Technician you must be: Able to work a flexible schedule including evenings, weekends, 7-day work weeks (depending on community needs and seasonality), and on-call shifts (at least one week a month) Comfortable with physical activity as you must be able and willing to move heavy equipment and machinery. Capacity to read, write, and speak English, as demonstrated by clear and concise written and verbal communication, such as, but not limited to, the ability to read service requests, understand labels on containers, and verbally communicate with associates, residents, and vendors.
