JOB DESCRIPTION
Perform skilled work in the installation, alteration, maintenance, and repair of multiple buildings. Assignments may be received by an on-line work order system, email request or verbal. Work is performed independently or under the general supervision of Facility Maintenance Supervisor. Work may be inspected to confirm appropriate level of quality and compliance with local, state and national codes. Works collaboratively to provide excellent customer service.
Compensation:
$25 – $30/hour (US Dollars) The pay listed is the hourly range for this position. Any specific offer will vary based on the successful applicant’s education, experience, skills, abilities, and alignment with market data.

Job Duties:
Tasks include, but not limited to: installation of door hardware, plumbing fixtures, paint/patch, lock repairs, furniture repairs, first response and general assessment of facilities issues.
Monitors work done by outside contractors.
Research parts, materials and inventory needed to perform work requests and on hand stock.
Responds to routine and emergency calls for repairs and service. Maintains appropriate service and repair records; documents information in a multiple on-line computerized maintenance management system (CMMS). Demonstrates continuous effort to improve operations, decrease turnaround times, streamline work processes.
Essential Job Functions/Qualifications:
Use graphic instructions such as basic blueprint drawings, layouts, or other visual aids. Gather quotes and estimates from vendors. Exercise independent thought and action within the scope of specific assignments. Comprehend and make inferences from written materials. Measure distances with a tape measure or other measuring device. Make precise arm-hand positioning movements (i.e., operates an electric hand drill). Lift arms above shoulder level to work in ceiling areas. Work in small, cramped areas such as crawl spaces, equipment enclosures, closets, etc. Climb ladders or steps to reach work areas; work at heights greater than ten feet. Remain in a standing position for extended periods of time. Work in a variety of weather conditions with exposure to the outdoor elements.
Move heavy objects (50 pounds or more) long distances (more than 20 feet). Must observe all safety protocols for both ABM and client requirements. Routinely review safety protocols and participate in new developments. Must maintain 100% compliance with safety and trade training. Monitor & compare data to determine compliance with operating or safety standards. Work safely without presenting a direct threat to self or others. Ability to maintain good working relations with staff, client, building tenants, and public. Make decisions and coordinate work based on information given by the customer. Communicate orally and in writing in the English language, express ideas on technical problems clearly and concisely with management.

Additional Requirements:
1. Position may require the performance of other essential and marginal functions depending upon work location, assignment, or shift. 2. Position may require working irregular hours, shifts, weekends, and holidays. 3. Must possess a valid driver’s license and have an acceptable driving record. Position may require driving company or client-owned automobiles and/or powered industrial trucks Classes I-V. Must be physically capable of operating the vehicles safely.
Work Environment:
1. General office and shop, as well as exterior/outside environment 2. Biopharmaceutical production environment (cGMP spaces, clean rooms, labs, etc.)
Organizational Relationships:
Reports to the Supervisor and Facilities Manager but will interact with peers and the client daily. Examples of key duties are interpreted as being descriptive and not restrictive in nature. The following duties are listed both as trade specific and shared responsibilities.
