The Maintenance Technician’s primary responsibility will be the direct performance or oversight of all maintenance aspects of the property, including cleaning, trash removal, painting, minor repairs, and other services, and will have an apartment at the property for the duration of employment. We need a candidate who communicates well with residents and management, is dependable, has a positive attitude, and multitasks well.
The ideal candidate would have:
Strong communication skills: The Maintenance Technician will communicate with management regularly about the property. This ideally includes the ability to email, text, and call. An email address will be provided. A positive, customer-centric attitude: The Maintenance Technician will regularly interact with residents who need assistance and must maintain a courteous manner toward residents and colleagues. Ability to handle basic building maintenance functions (cleaning, trash removal, painting) as well as minor repairs (light plumbing/mechanical, drywall, basic residential fixtures, minor leaks).
Specific duties:
Manage the cleaning of the building’s common areas regularly to ensure that all common areas are maintained in excellent condition•common area cleaning description in Exhibit 1 below. Perform routine upkeep on the community by monitoring for and diagnosing the cause of defects or issues, alerting management, and making repairs in accordance with established policies, procedures, safety standards, and code requirements. Maintain positive relationships with residents and address maintenance concerns in a timely, professional manner; assist and complete work orders generated from resident requests for service. Demonstrate customer service skills by treating residents and others with respect; answer questions from team and residents; respond sensitively to complaints about maintenance services; and handle assigned work orders with efficiency and urgency. Operate the building’s compactor; manage the storage of trash in containers and removal on designated days. When residents move out, handle unit-turn work in the apartment including any minor repairs, painting, and cleaning. This includes a premove inspection, creating a punch list of work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work. Prior to each move-in and move-out, you will be asked to place protective pads in the elevators and common areas and to monitor for any damage caused by the move. Supervise work done at the property by outside contractors, providing access when needed, and inspect work performed by service providers to verify completeness of scope and quality of materials and workmanship. Seasonal landscaping maintenance, including mowing and seeding grassed areas; applying fertilizer to areas in need; pruning plants as needed; applying fresh mulch annually; irrigation system and drip line maintenance; clearing property of dropped leaves. Maintain adequate inventory of spare parts and maintenance materials and work with Community Manager to order supplies and tools as needed to stay within budgetary guidelines. Support cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment. Conduct regularly scheduled Vinyl safety meetings, ensure all MSDS sheets are current and readily accessible, and keep up-to-date on all OSHA and other safety related requirements to ensure community compliance. Other miscellaneous maintenance duties, on an as-needed basis.

Clean sink and toilet, wipe down interior and exterior of both units, clean chrome fixtures Clean mirror Polish stainless trash can, empty trash, replace liner Refill paper hand towel dispenser, toilet paper and hand soap dispenser Polish stainless door hardware, including hinges and grab bars Remove fingerprints from door Mop the floor Clean light switch Clean ceiling vent
Common Hallways:
Dust all baseboards, decorations, wall décor, furniture, etc Clean floor and landings Vacuum entire hallway carpet Remove cobwebs from light fixtures, ceilings, and corners Detailed cleaning of stairs (railings, fire extinguishers, doors, windows, etc.)
Trash Rooms:
