Full Job Description Responsibilities:

As a Maintenance Technician II at our 136 unit residential community in Newark, NJ you will play a vital role in ensuring our buildings and grounds are safe, functional, and inviting. You’ll perform a variety of maintenance tasks, from plumbing and electrical repairs to HVAC and carpentry work, all while upholding our high standards for quality and safety. In this position, you’ll be part of a dedicated team committed to delivering exceptional service to our residents. ESSENTIAL JOB FUNCTIONS
Complete service requests in a timely manner and interact with residents to ensure their needs are met. Prepare vacant units to occupancy standards within established time frames. Inspect property mechanical systems and grounds, addressing safety issues immediately with management. Conduct advanced routine maintenance tasks, including plumbing, electrical, and carpentry repairs. Perform cleaning and upkeep of common areas and grounds. Train and mentor junior maintenance staff as needed. Inspect property and address maintenance concerns proactively. Assist in emergency repairs as directed by supervisors and rotate on-call for emergency maintenance. Maintain an inventory of maintenance supplies and report any shortages. Other duties as assigned.
COMPENSATION
$23.00

00 / hour Annual Performance Bonus This range is provided as a general guideline and reflects what we reasonably expect to pay for this role at the time of posting. Actual compensation may vary depending on a variety of factors, including the candidate’s qualifications, geographical location, and the specific responsibilities of the role. In addition to salary, this position may be eligible for performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off. Final compensation offers will be determined following a thorough assessment of the candidate’s background and the requirements of the position.

Qualifications:
2+ years of experience in general maintenance or related field. Basic knowledge of HVAC, plumbing, carpentry, and electrical systems. Affordable housing experience is a plus. Must be able to participate in the emergency on-call rotation as needed. Dedicated to exceeding expectations by providing exceptional service. Demonstrates accountability and reliability by taking full ownership of projects and outcomes, prioritizing precision and attention to detail, and approaching challenges with grit, resilience, and proactive problem-solving, while continuously engaging in learning and development to enhance performance; fosters collaboration and a resident-centered environment, ensuring empathy, respect, and cross-functional success in all interactions. Willingness to embrace feedback and continuously improve. Strong belief in the value of teamwork and collaboration. Reliable and committed to doing the right thing at all times. Ability to lift and move up to 50 lbs. Bilingual in Spanish is a plus. Personal standards of appearance and dress compatible with the Company’s standards. #
