Office Job Summary :

Maintenance worker skilled in carpentry, plumbing, electrical, masonry, doors and windows, and related areas.

Location:

Somerset County | As per the need of the service; generally work is performed at various agency sites.

DUTIES:

1. Conduct monthly Preventive Maintenance Inspections throughout the agency. Conduct Maintenance and Safety Inspections as directed by the supervisor on an as-needed basis. 2. Perform general maintenance and repair on designated facilities as determined appropriate. Conduct frequent and periodic review of repair status, structural and operational integrity of facilities. Confer with the supervisor on major or large repair needs. 3. In conjunction with the supervisor, monitor maintenance-related facility expenses to remain within budget and expense limits. Recommend repair/preventive strategies to maximize resources. Participate in budget preparation processes. 4. Maintain agency equipment and tools in good and safe operating conditions. 5. Inform the supervisor of health and safety issues. 6. Participate in the agency’s on-call system and respond appropriately. 7. Maintain all records, logs, reports, etc., as needed. Attend meetings or trainings as requested. 8. Participate in grounds clean-up and snow removal as needed/assigned. 9. Work to ensure program compliance with relevant Licensing/CARF/ACA, and other audit entities. 10. Establish and maintain professional and positive working relationships with agency staff, consumers, as well as outside contractors, vendors, and inspectors. 11. Perform other duties as required by the nature of the position or as directed by the supervisor. 12. The employee must cooperate with Licensee and Department staff in any inspection or investigation.

EDUCATION

High School Diploma or equivalent required.

EXPERIENCE/TRAINING

Two to four years of general maintenance, experience and demonstrated expertise in areas listed below are required. Valid Driver’s license required

EQUIPMENT

: Must be capable of operating various maintenance equipment, tools. Independent and unrestricted lifting, climbing and other related movement abilities. Must have their own hand tools.

JUDGEMENT AND INITIATIVE

Must work well independently and with minimal supervision. Must exhibit good judgment in the assessment of problems/areas needing repair/attention. Must demonstrate and implement problem-solving skills.

COMMUNICATION SKILLS

Must communicate in English orally and in writing with supervisor, work program personnel, and outside persons.

WORKING CONDITIONS/HAZARDS

The behavior of consumers may change dramatically without obvious cause, which may create, at times, hazardous situations. Maintenance tasks may require extensive safety precautions, which must be observed. The work environment may be noisy or lack temperature control.
