We are looking for a candidate with previous maintenance hotel experience fixing appliances like refrigerators, washers/dryers, dishwashers, electrical experience, painting, etc. a “jack of all trades”. A refrigerator license is preferred along with having your Fire Safety Director Certification. aka Central Park is a part of Korman Communities, a family owned and operated company. Responsibilities:
Responsible for maintaining building structure and grounds, including cleanliness Maintains building climate by installing, repairing, and servicing heating, ventilating, and air-conditioning equipment in guest and resident suites. Daily inspections of guest suites and public spaces. (Fitness center, locker rooms, hallways, lobby, elevators, etc.) Inspections of residential units prior to move in and inspections after move-out. Maintains lighting by installing and repairing wiring and fixtures. Maintains and performs preventative maintenance. Keeps equipment, systems, and building ready for use by completing preventive maintenance schedules; following policies and procedures; reporting needed changes. Secures building and occupants by maintaining alarm and fire protection devices. Responsible for communicating issues or concerns in guest suites and residential units. Maintains continuity between shifts by documenting maintenance actions, noting system or equipment irregularities requiring continued monitoring. Perform various maintenance functions including but not limited to: painting, caulking, plumbing, HVAC repairs, lock repairs, window/door repairs, electrical repairs, appliance repairs, preventative maintenance, and changing light bulbs, filters, batteries, etc. Service Requests
- Respond to all guest calls in a timely manner and professional manner Installation of various appliances and various furniture fixtures Assist with the organization and cleanliness of maintenance shop, remove garbage daily Maintenance Coverage after hours
- schedule/execute on call rotation among maintenance team members to ensure someone is always available to handle service requests outside of normal business hours Property Emergencies
- responsible for emergencies that may arise outside of normal business hours.
I.e. flood, fire, power loss, etc. Other duties as assigned.
Desired Skills:
Understanding of lighting technology (automated lighting, dimmers) Proficiency in English (written and oral). Proven strong background in Maintenance and/or Room Operations. HVAC Certified is a plus. Refrigeration license preferred. Fire Safety Director Certification preferred.
General Maintenance Skills:
plumbing, electric, carpentry, and appliance repairs. Working knowledge of Boilers, Chillers, PTAC units, hot water heating systems and air handler units Understanding of Fire Systems, Hot and Cold-water pumps Understanding of Audio Video equipment and cabling (TV, Projectors, Audio). Ability to troubleshoot internet enabled areas and devices.

FSD, S12, S13
(RMO is a plus) High school degree or equivalent. Minimum of one to two years of maintenance experience. Ability to be flexible with work schedule including nights, weekends and holidays. Ability to operate smart handheld devices Meticulous attention to detail
Physical Requirements:
Must be able to lift up to 50 lbs. Able to push/pull up to 100 pounds if needed. Able to stand, lean, kneel, bend, stretch, lift items and move intermittently during working hours. Must be able to walk long distances and climb stairs throughout the day getting to and from the rooms. Able to work around chemicals with provided personal protective equipment Able to climb ladders of various heights
