Maintenance Technician Babco Service

1st St, New Windsor, NY 12553 Superintendent responsibilities include but not limited to:
- Conduct regular inspections to identify potential safety hazards and promptly address them. Ensure compliance with safety regulations and report any concerns to the Property Manager.
- Diagnose and repair HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting, water features, and waste management systems.
- Inspect property mechanical systems daily; immediately address safety issues with management.
- Provide excellent customer service to residents, addressing their maintenance needs with a friendly and approachable attitude. Be a responsive and reliable point of contact for all maintenance inquiries.
- Assist in the preparation of staff work and preventive maintenance schedules, daily rounds, as well as maintaining an inventory of supplies and tools sufficient to provide the appropriate level of service.
- Conduct routine preventative maintenance activities.
- Maintain workplace safety policies and standards.
- Perform or schedule move-out inspections for vacating tenants.
- Inspect property mechanical systems and grounds; immediately address safety issues with management.
- Work with the Property Manager on various reports, such as incident and management reports. Hands-on building and property maintenance to include but not limited to: o Plumbing from routine faucet/pipe replacements, changing toilets, soldering pipes, fixing leaks o Electric, installing fixtures, breakers, panels o HVAC
- Boilers o Painting small and large interiors (including apartment units) o Carpentry to include spackling, sanding, cabinet install, etc. o Appliances
- installation and repairs o Tiling and Grouting
- cutting, install and repair Ensures apartments are turned and punched for showing and residency.
Schedules and works with Property Manager to promptly turn units for occupancy. Reviews work orders to determine priorities and performs the work as necessary. Run point on contacting the appropriate vendors for escalated building issues. Monitor all building service contractors ensuring a high quality of work and service. Responds to and coordinates any after-hour emergency repairs to the building and property. Conducts and documents Preventative Maintenance both in-unit and of building mechanicals. Directly supervises onsite porters and maintenance staff. Ensure property remains clean and trash is addressed daily. Performs general maintenance repairs and tasks safely. Prioritize work orders and general maintenance tasks. Able to multi-task and assist other communities as required. The ability to communicate professionally with residents and colleagues. Participate in staff meetings and professional development training. Other duties as assigned by management.
Requirements:
- At least 5+ years of experience as building superintendent (hands on experience with work order repairs).
- At least 2 years of management experience.
- Must have own tools.
- Valid Driver’s License and reliable transportation.
- Ability to work on call for any emergencies (Nights and Weekends).
- Extreme attention to detail and ability to manage multiple tasks and people in collaboration with subordinates and peer staff members.
- Prioritize and accomplish goals within specified timeframes.
- Results oriented and self-motivated.
- Working hours: (Monday to Friday 8:00am
- 4:30pm and on call after hours and weekends).
Physical requirements include heavy lifting, climbing and frequent bending and kneeling
