The Maintenance Tech II is responsible for all fixes within the assigned workspace. This position reports directly to the Maintenance Supervisor. Maintenance Tech II must uphold the company’s culture and core values, provide exceptional customer service to residents and tenants, and maintain high standards of professionalism and integrity.
Essential Duties and Responsibilities:
Position will be performing maintenance duties at multiple apartment properties across designated region/workspace. Perform the duties of all facilities and Maintenance related activities for a multi-family property. Be a mentor and role model for Maintenance Tech I. Maintain appropriate levels of inventory in respective maintenance shop, coordinating work orders and turnovers with Maintenance Supervisor. Demonstrate all aspects of being a leader. Assisting residents with facilities issues in their units, being the primary laborer in vacant apartment turnovers. Assisting leasing office team with facilities maintenance issues, supervising safe and clean common area spaces. Troubleshooting appliance issues. Painting apartment units and interior of apartment building. Performing electric duties throughout apartment building. Performing plumbing duties throughout building. HVAC fixes as necessary. Hang drywall, patch holes as necessary. Coordinating and managing outside vendors as needed. Placing material and supply orders as needed, and other general facilities maintenance items. Maintain the trash schedule and ensure appropriate staff coverage including weekends and holidays. Be ‘on call’ for maintenance emergencies when scheduled and as needed.

Requirements:
Must have a valid drivers licensewillingness to commute between properties. Minimum Qualifications are a High School Diploma or GED and certifiable experience in commercial property maintenance experience. 3+ years of commercial property maintenance and/or physical plant maintenance is preferable. Basic understanding of plumbing and electrical systems. Painting experience. Carpentry experience. HVAC experience.
