Full Job Description Job Summary:
The maintenance technician is responsible for the completion of preventative and routine service requests including apartment turns per multifamily and assisted living housing industry standards. This individual offers exceptional customer service to residents and assistance to on-site vendors. This role provides maintenance support to the Facilities Manager, Site Directors, and the JCS team, as directed within the scope of responsibilities.
Duties/Responsibilities:
Performs a full range of facility maintenance duties to maintain mechanical, electrical, plumbing, carpentry, painting, HVAC, and special systems including repair and refurbishing interior fixtures, furnishings, and equipment. Creates and follows a preventative maintenance schedule for all systems to continue operating properly, using outside vendor agreements as needed, e.g. HVAC, Boilers, generators, pest control, etc. Manages intake and completion of resident service requests and follows work order process in Rtasks adding and completing tasks as needed, per industry standards and facilities maintenance procedures. Work orders may include but are not limited to: Hanging pictures, installing shelves, assembling, or removing furniture, per the work order system. Apartment turns per industry standard and facilities maintenance procedures. Preventative maintenance and life safety tasks as needed. Maintains awareness of building maintenance systems and identifies issues to Facilities director or the site executive director. Assists the Facilities Director, residents, and site leadership team as needed with tasks. Understands OSHA compliance and ensures that all safety regulations are adhered to. Works in collaboration with the facilities team to ensure that custodial maintenance is complete throughout the community grounds and common areas. Inspects equipment and systems to identify problems or issues, relates concerns to both facilities director and the site executive director. Consults blueprints or building plans to identify the best solution to resolve systems or equipment issues. Maintains inventory of supplies needed for facilities and communicates needs to supervisors. At the discretion of the facilities director or the executive director, may be called in for a maintenance emergency on an as needed basis. In inclement weather, to assure the safety of staff and residents, maintenance tech must be available to keep entrance ways and emergency egresses clear and safely passable. Performs other duties as assigned.

This position reports to the Facilities Manager and Site leadership.

Able to follow direction and complete assigned tasks relative to the position. Flexibility and willingness to provide additional supportive assistance to our current residents beyond facilities preventive and routine maintenance requests. Education and Experience:
High school diploma or equivalent required. 3-5 years’ experience in multi-family housing or residential living maintenance and understands site mechanical systems, i.e., boilers and elevators etc. Experience assisting vendors in routine maintenance or repairs. Must possess the skills necessary to complete routine apartment-home repairs including plumbing, electrical, appliance, carpentry, etc.
Physical Requirements:
Prolonged periods of standing and walking. Must be physically able to climb ladders, bend, and crawl into awkward spaces. Must be able to lift 50 pounds at a time. Must be able to push and pull a minimum of 300 pounds.
