Summary Perform routine and extensive preventative maintenance and repair procedures on Epworth buildings, grounds, mechanical equipment, and utility systems.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Performs minor and major repair of all buildings, grounds, and equipment with the objective of limiting the need for external contractors. Performs preventive maintenance inspections on buildings, vehicles, and mechanical equipment on a scheduled basis. Performs outside custodial duties such as lawn care, shrub/hedge trimming, pressure washing, landscape bed weeding/mulching, ice melt spreading/snow removal etc. as required. Performs preparation and painting of interior and exterior walls, trim, doors, railings, etc. Performs maintenance and cleaning of exterior gutter systems. Retrieve work orders and document status updates and completion. Document safety and security problems, reporting to the Director of Buildings and Grounds. Maintain records of scheduled maintenance procedures. May obtain estimates for supplies, repair parts; orders parts as needed. Assemble and move furniture. Assist with events such as set up and breakdown and parking. Rotate on call schedule responding to calls within a 30-minute time period and answering calls around the clock during the assigned week. Follow direction and guidance of immediate supervisor. Attend individual and group supervision meetings. Participate as appropriate in the PQI process as assigned. SUPERVISORY RESPONSIBILITIES

May exercise supervision over assigned contract workers.

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential function satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Knowledge of exterior ground maintenance equipment to include mowers, tractor, edger, hedge trimmer, chain saw, pressure washer and painting equipment. Ability to determine and prioritize tasks. Must be able to pass standard background checks, including drug screen, employment physical, SLED, DSS central registry and sex offender’s registry. Knowledge of HVAC and refrigeration, electrical systems, painting, and plumbing. Good skill in the use of hand and power tools. EDUCATION and/or

EXPERIENCE

High school diploma or general education degree (GED) and two years of responsible experience in building and mechanical equipment maintenance and repair; or an acceptable equivalent combination of education and experience.

LANGUAGE SKILLS

Ability to read, comprehend, and communicate simple instructions.

MATHEMATICAL SKILLS

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.

CERTIFICATES, LICENSES, REGISTRATIONS

Valid South Carolina Driver’s License.

PHYSICAL DEMANDS

While performing the duties of this job, the employee is frequently required to stand; walk; climb; stoop; kneel; or crawl. The employee must frequently lift and/or move more than 100 pounds.

WORK ENVIRONMENT

While performing the duties of this job, the employee may be exposed to moving mechanical parts; weather conditions; heights; chemicals; standard voltage; and standard equipment vibration.
