Position Description
Advertised Job Summary Swing Shift Area Maintenance is the first responder for after hour emergencies (maintenance and custodial). This position works independently and required to make decisions which affect our student’s living conditions and safety. This position provides multi-trade skilled maintenance and repair services during emergency situations and with scheduled planned work. Basic knowledge and skills in carpentry, locksmith, HVAC, electrical, and plumbing formercial residential properties. This position is required to maintain residence halls on the Columbia campus of the University of South Carolina. This position has been designated as essential personnel during inclement/hazardous weather and other emergencies. Work hours are Monday thru Friday 2:00pm to 10:30 pm.
The Specialist provides multi-trade skilled maintenance and repair services during emergencies and with scheduled planned work. Basic knowledge and skills in carpentry, locksmith, HVAC, electrical, and plumbing formercial residential properties. This position is required to maintain residence halls on the Columbia campus of the University of South Carolina.

Job Related Minimum Required Education and Experience Requires job related accreditation from a technical school or an applicable skilled trades program and 3 or more years of job related experience, which may be substituted by an equivalentbination of job related certification, training, education, and/or experience.
Required Certification, Licensure/Other Credentials Preferred Qualifications 8 years maintenance experience or equalbination of formal trade school and experience. Minimum of one year supervisory experience.
Previous Higher Ed/College campus experience is a plus.
Knowledge/Skills/Abilities Skilled in the use of various trade tools. Skilled with investigation, troubleshooting and making general repairs and adjustments to equipment used in building and maintenance work. Ability to work independently in a service oriented environment subject to frequent changing priorities. Ability to understand and University and Departmental policies and procedures. Ability to understand and follow instructions. Ability to perform manual labor. Ability tomunicate effectively. Ability to use judgment and initiative toplete routine work without constant supervision. Ability to work on a ladder. Ability to plan work andmunicate maintenance objectives. Job Duty Observes and maintains an updated knowledge of all safety practices and procedures to ensurepliance with OSHA, DHEC, EPA, manufacture guidelines and University and Housing policies. Implements methods to organize work and ensures high quality work is beingpleted within established priorities/time. Plans special project work to include planning and ordering materials and thepletion of quality insurance checks.

Job Duty Communicates and interacts with students, parents, staff, colleagues, guests and supervisors regarding all maintenance concerns or needs. Exhibits professionalism in conduct, appearance and work practices. Creates and implements long range and short range planning for preventative maintenance plans. Communicates thepletion of quality assurance inspection with stakeholders. Conducts majority of work during night and weekend hours. Responsible for after hour emergencies, timelypletion, and professional response. Conducts blood borne pathogen custodial cleanup.

Job Duty Performs administrative related tasks to includepleting work orders and incident reports as necessary tomunicate needs and/or to indicatepleted work assignments, accidents, equipment damage or failure and any other relevant issues. Requests and restocks supplies and equipment using various supply sheets and request forms to maintain adequate supplies. Properly uses and inspects equipment to include but not limited to ladders, routers and hand tools. Reports faulty equipment to supervisor immediately for repair or replacement.

Job Duty Works within a team concept to deliver service that meets industry standards for quality and quantity of work performed. Provides maintenance support when necessary in post-construction sites and flooded or otherwise damaged buildings. Works at different locations as necessary to fill in for absent employees or to alleviate overload conditions. Responds to emergency, weekend and/or hazardous weather plan call backs.

Job Duty Under limited supervision (after hours), investigates, troubleshoots maintenance and custodial emergencies to determine root of problem then makes final repairs, temporary repairs to move it to a non-emergency status or calls for additional assistance. Performs and plans maintenance work while maintaining and following safety practices and adhering to work management guidelines. Performs and plans routine work on buildingponents and equipment that evolves carpentry, locksmith, electrical, HVAC and plumbing within residence halls. Maintainsmunication with supervisor and with the rest of Operations through properly, accurately and timelypleting work orders.
