POSITION SUMMARY

Floor Technician assistsmaintenance and housekeeping personnel in the preventativemaintenance programs for the flooring at the campus.

Responsibilities will include the completion of all assigned workorders and floor cleaning or repair projects under the supervisionof the Housekeeping Supervisor or Director of Facility Services.

PART TIME NEEDED ESSENTIAL FUNCTIONS
  • Represents the campus in apositive manner while creating an environment that fosters respectand courtesy for residents and employees alike. Works within thecampus programs to encourage and promote safety and the well-beingof all residents and employees.
  • Upholds the campus’ MissionStatement.
  • Maintains HIPAA standards and regards all medical orhealthcare information pertaining to residents and employees asconfidential.
  • Cleans and sanitizes all flooring throughout thecampus.
  • Repairs damaged areas of flooring which includes but isnot limited to tile, hardwood, concrete, carpet, and linoleum.
  • Cleans, services and repairs janitorial equipment.
  • Dispensessoap, paper products and janitorial supplies to appropriatedepartments or areas.
  • Completes assigned tasks involving therefurbishment of rooms, apartments, common areas, utility spaces,and houses to “like new” status.
  • Notifies Housekeeping Supervisor(or Director of Facility Services) of supply shortages, supplyproblems, chemical leaks, defective equipment, building damage,asset damage, etc.
  • Performs other assigned preventativemaintenance tasks which includes but is not limited to the cleaningand repair of baseboards, carpet base, trim, doors, windows, showerstalls, sinks, equipment, sidewalks, entrances, mats, countertops,cabinets, and furniture.
  • Travels occasionally for trainingsessions, continuing education opportunities, emergency situations,and other company functions.
  • Responsible for knowledge of fireand safety procedures including those involving bloodbornepathogens.
  • Remains in proper uniform at all times and maintains ahigh standard of appearance.
  • Completes all work orders in atimely manner.
  • Maintains excellent resident and employeerelations.
  • Attends employee in-services as required as well asother janitorial education programs.
  • Is available for on-callsituations on a regular rotating and emergency basis.
  • Acceptsother duties as required by the Director of Facility Services orHousekeeping Supervisor.
  • Other duties as assigned.

The physical demandsdescribed here are representative of those that must be met by anemployee to successfully perform the essential functions of thisjob.

  • Individual is often required to stand, walk, sit, use fineand gross motor skills, reach with hands and arms, balance, stoop,kneel, crouch, talk, hear, and/or smell.
  • An individual must havethe reading ability at the level to comprehend care notes. Anindividual in this position will be required to lift or carryweight in up to 100 lbs.
  • May be exposed to moderate to loudnoise.
  • Regularly exposed to moving machinery like vacuums,buffing machines, floor sweepers.
  • Frequently exposed to fumes orairborne particles and chemicals related to cleaning supplies.
TRAVEL:

No travel is expected although occasional travel may berequired for training sessions, continuing education opportunities,emergency situations, and other company functions.

EDUCATION ANDEXPERIENCE REQUIREMENTS
  • High school graduation or GED required.
  • Technical training in mechanics, electrical, plumbing or HVACdesired.
  • Technical training in janitorial activities desired.
  • Janitorial or maintenance experience required.
  • 2 years’experience in a similar janitorial position desired.
KNOWLEDGE,SKILLS, AND ABILITIES REQUIRED
  • Ability to read, write, speak andunderstand English fluently.
  • Ability to meet or exceed thecompany’s attendance and punctuality standards.
  • Ability to usevacuums, buffing machines, floor sweepers, mops, brooms, wet anddry carpet extractors, hand tools, carts and dollies.
  • Ability tounderstand and follow directions as given.
  • Ability to work withminimal supervision.
  • Work indoors during the work day(fluorescent lights, HVAC system, carpeted flooring, normalmachinery and office noise levels).
  • Climb up to two flights ofstairs.
  • Lift objects of 35 pounds or less over the head.
  • Moveobjects of 100 pounds or more.
  • Ability to work undertime-sensitive or stressful situations.
  • Respond to medicalemergencies on a rare occasion.
  • Assist with resident evacuations,if ever required.
