Maintenance Technician 4.5 4.5 out of 5 stars Nashville, TN 37212 Historic Nashville apartment complex is presently seeking a full-time onsite Maintenance Technician. This is a full-time position with housing provided. The ideal candidate will have at least intermediate experience in all fields listed below and will be looking for a long-term position. We are looking for a self-sufficient, knowledgeable candidate with an eagerness to learn and grow in their career. Responsibilities Include (Highlights):
- Be positive, polite, professional, detail oriented, efficient and organized
- Maintain a professional appearance and attitude
- Be capable of easily performing manual labor – climb stairs and ladders, easily lift 80+ pounds regularly and maintain a sense of urgency in a fast-paced environment
- Experience with boilers and radiators preferred
- Dry wall repair and painting
- Minor appliance repair and installation
- General plumbing and electrical tasks
- Source and obtain necessary parts for repairs
- Maintain a clean, organized and fully stocked workshop
- Supervise and partner with additional trades working on the property
- Complete daily work orders and vacant apartment turn over tasks (light cleaning, change locks, repairs, painting, etc.) thoroughly and within the required time frame
- Communicate professionally with residents and complete their maintenance requests efficiently, leaving the space clean, functional and secure
- Maintain overall cleanliness and safety of the grounds, including trash and snow removal
- Have a willingness and ability to recognize any other maintenance needs and complete them without being tasked by management
Requirements:
- Intermediate electrical experience (changing light fixtures, outlets, etc.)
- Intermediate plumbing experience (clogs, general repairs, installation/replacement of faucets, disposals, sinks and toilets, etc.)
- Previous facilities or rental property maintenance experience preferred. Professional plumbers strongly encouraged to apply
- Participate in night/weekend emergency after hours/weekend on-call rotation – every other week
- Take an apartment within the building as your primary residence
- Valid driver’s license, the company vehicle is available during business hours for work related tasks
- Must pass a criminal background check
Education:
High school diploma or trade school minimum
- Fluent in English
- Must be able to pass a drug screening at any time Hourly pay depending on experience plus year end performance-based bonus.
The expectation is 40 hours per week, typically 8-4 Monday-Friday. On-site housing is provided in compensation package – rent and utilities included! Staff is required to take primary residence in the building. Health benefits not included. 14 days of paid vacation and 5 sick days provided annually.
