Position Purpose:

To provide day to day property maintenance and minor repairs for the common areas, buildings, and grounds to support the Facilities Manager & the Onsite Property Manager. Primary/Essential Duties & Responsibilities Provide friendly, professional courteous customer service. Maintain the cleanliness and appearance of the community in line with the established standards by walking the grounds and common interior areas daily, removing litter, debris from lawns Perform a variety of daily, seasonal, and as needed maintenance and custodial tasks. Checklists/Work Orders will be provided. Checklists/Work orders should be completed timely and all work recorded on work order in system in order of priority determined by the Onsite Property Manager and the Facilities Manager. Walk the property regularly to pick up/remove trash and loose debris, replace full trash receptacles and check pet waste stations. Perform seasonal duties and general maintenance relating to Common Grounds, Parking Area, Entrance G area and Pool area. Maintain the Clubhouse Building area- replace light bulbs, perform general maintenance. Properly winterize all exterior common areas plumbing (Pool area shower and drinking fountain, showers located at end of buildings) Check/Perform needed repairs/maintenance to crawlspace areas under all buildings. Store Pool furniture for off season, power wash, inventory and place all pool furniture for start of in-season. Snow-Blow and/or Shovel snow & apply ice melt to the sidewalks and entryways of all buildings and common area sidewalks. Power wash pool deck areas for season and spot power wash through pool season as needed. Clear street drains throughout the community as needed. Assist with property inspections and periodic night light inspections. Analyze day-to-day maintenance needs and report findings to the community management. Responsible for recommending preventive maintenance programs and/ or schedules. Keep the maintenance shop/office areas organized and cleaned, take proper care of all tools and equipment, report any/all problems to management. Respond to inquiries/requests of the owners and management. Complete work requests in a timely, efficient manner, orders additional materials to complete job as needed. Ensures job site safety and follows all job site rules. Attends and completes all required training. Other duties as assigned.

Requirements:
Knowledge & Skill Requirements:

Minimum of a high school diploma or equivalent, tech or trade school is preferred. A minimum of at least two years residential industry experience to understand the challenges of maintenance within the property management industry is required. Be able to work independently and in a team environment. Able to lift up to 70 lbs. Ability to work extended hours, including weekends and holidays as necessary for emergency situations. Work schedule may vary according to property needs, events, or pool season. Physical Demands & Work Environment While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The noise level in the work environment and job sites can be loud. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job. While performing the duties of the job, the employee is regularly required to talk and listen. It is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling and climbing all day. The employee must frequently lift and/or move items over 75 pounds. Specific vision abilities required by this job include vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Constant need (66% to 100% of the time) to be on feet. Have constant need (66% to 100% of the time) to perform the following physical activities: Bend/Stoop/Squat Perform routine maintenance/repairs, pick up tools and needed equipment Climb Stairs Service requests Push or Pull Move equipment, appliances, open and close doors, etc. Reach above shoulder Climb Ladders Grasp/Grip/Turning Finger Dexterity Lifting and carrying of weights exceeding 50 lbs. is to be accomplished with assistance from one or more persons. Examples of heaviest items lifted include washer/dryers, refrigerators, A/C units, abandoned sofas, etc. Frequently outdoors Occasional exposure to paint fumes, solvents, adhesives, etc. Frequent need to work in awkward and confining positions.
