Facilities Management Job Description The Zone Maintenance Foreman directs and supervises highly skilled trades personnel in the construction, repair, and alteration within the building(s) envelope and surrounding perimeter, following recognized procedures and techniques of the construction industry and University standards. This position is a working foreman and will be responsible for directly performing a wide range of skilled construction tasks. This individual will be responsible for making plans and schedules work for the group supervised, ensuring adequate coverage, proper distribution of work assignments, and for ensuring quality expectations are met. This employee inspects work sites to ensure accurate reporting regarding materials-on-hand in addition to policy compliance by continually monitoring the work sites and keeping the maintenance shops clean and safe. This person will also conduct various personnel actions including but not limited to: hiring, promotions, transfers, paid time off schedules, performance evaluations, and disciplinary actions. Responsibilities
Manages unit by planning, coordinating, and controlling unit work and procedures.
Assists with trouble shooting amongst zone maintenance personnel.
Responsible for daily and weekly planning and scheduling of work activities for their zone maintenance team, which completes assigned projects that are appropriate for their level of skill and time availability.
Foreman assists in planning, developing estimates, and implementing the phasing required to accomplish the assigned project.
Monitors the assigned work and enforces federal regulations governing environmental protection, hazardous waste disposal, and the use of chemical substances and materials.
Promotes preventive maintenance as a strategy in maintaining construction tools and equipment by assisting in the development and monitoring of preventive maintenance programs, keeping accurate records on all equipment indicating all repairs/breakdowns and required and performed maintenance, performing spot checks of equipment to determine their working condition, and performing and/or directing periodic cleaning and servicing of tools and test equipment.
Has a lead role in the personnel management of zone employees (e.g. selection of new hires, performance evaluations, promotions, terminations, transfers, supervising, discipling, etc.) for the purpose of maintaining staffing needs and productivity of work force.
Acts as a liaison regarding activities between Facilities Services, outside contractors (when applicable), and Facilities Services customers.
Collaborates with others (e.g. University administrators, faculty, and staff, contractors, vendors, and Facilities Services personnel) for the purpose of implementing and maintaining services and/or programs.
Contributes to a safe accident-free work environment by enforcing operator’s instructions for the proper use of power tools, power sprayers, and equipment, directing personnel to wear protective gear such as filter respirators, goggles, hearing protectors, back supports, and work gloves, enforcing the correction of unsafe work practices, and following standard safety precautions during work.
Assists in the selection of training and in-service programs for zone maintenance staff (within zone) for the purpose of conveying information and ensuring that maintenance employees gain and maintain a thorough understanding of safety regulations and proving guidance on zone maintenance and University policies/procedures.
Annually trained in handling and preventing fires, in addition to operating a respirator.
Complete and maintain certification from OSHA.
Receives, reviews, and places work orders on behalf of Maintenance Specialists.
Actively analyzes and evaluates other alternatives for orders including but not limited to: usability, quality assurance, and price.
Assures that assigned trades personnel have the equipment and supplies necessary to perform their work by monitoring the use of supplies and materials, estimating future material usage, requisitioning those supplies and equipment, distributing supplies/materials and equipment as required.
Qualifications Required Qualifications

Education:

High school diploma or GED

Experience:

Eight (8) years of management experience required.

Knowledge, Skills, Abilities:

Applicant must have the ability to read, interpret, explain, and apply procedures, specifications, standards and guidelines governing university operations.
Must have the ability to perform complex routine maintenance and investigate problems that arise.
General knowledge of: HVAC, electric, plumbing, and carpentry to perform tasks when necessary.
Must have knowledge regarding both repairing and maintaining: plumbing, electrical, heating and building structures.
Candidate should have the skill of keeping accurate records of building maintenance repairs.
The applicant must have the ability to wear a respirator.
Applicant must possess strong leadership abilities.
Candidate must have the skill of facilitating and maintaining open lines of communication amongst all departments.
Must have the ability to climb a ladder and/or work on lift when height of task is over six (6) feet high.
Ability to utilize power tools.
Must have ability and aptitude to be trained to multi-disciplined capabilities.
