GENERAL JOB DESCRIPTION

$22.00-$27.00 an hour Maintenance Technician Millan Enterprises is seeking a skilled and reliable Maintenance Technician to join our team at a 115-unit apartment complex, Autumn Ridge. The Maintenance Technician is responsible for ensuring that the property is well-maintained, safe, and attractive for residents. This role involves performing a variety of tasks including preventive maintenance, repairs, and troubleshooting of equipment and systems.

DUTIES & RESPONSIBILITIES
Key Responsibilities:
General Maintenance:

Perform routine maintenance tasks such as plumbing, electrical work, HVAC repairs, carpentry, and painting to maintain the physical integrity of the property.

Unit Turnover:

Prepare vacant units for new residents by conducting inspections, making repairs, and ensuring that the units are move-in ready.

Work Orders:

Respond promptly to maintenance requests from residents and staff, prioritizing tasks based on urgency and ensuring timely completion. Ability to diagnose and/or replace appliances and equipment.

Preventive Maintenance:

Conduct regular inspections and preventive maintenance on building systems and equipment, including HVAC, plumbing, and electrical systems. Ability to diagnose and address basic building envelope needs.

Groundskeeping:

Maintain the exterior grounds, including snow/ice preparation, and cleaning of common areas. Assist with pool maintenance and cleaning.

Cleaning:

Assist with the cleaning and upkeep of common areas, office areas, pool areas and laundry areas.

Safety Compliance:

Ensure compliance with safety regulations, including fire alarms, emergency lighting, and other safety systems.

Vendor Coordination:

Work with external contractors and vendors as needed for specialized repairs and services.

Documentation:

Keep accurate records of maintenance tasks, repairs, and inspections.

Customer Service:

Promote good public relations with residents, co-workers, and company staff. Always display a friendly and courteous attitude towards prospects, residents, vendors, and other employees. Always maintain professionalism.

Qualifications:
EDUCATION & TRAINING

High school diploma or equivalent; technical training in maintenance-related fields preferred.

KNOWLEDGE & EXPERIENCE

At least two years of apartment maintenance experience is preferred but not required. If your experience is not in apartment maintenance, then at least two years of maintenance and repair experience in a similar industry is preferred.

SKILLS & ABILITIES

Strong knowledge of building systems, including HVAC, plumbing, electrical, and mechanical. Ability to troubleshoot and solve problems quickly and effectively. Excellent communication and customer service skills. Ability to work independently and manage time efficiently. Available for after hours and weekend work when required. Chosen candidate will be on an after hours call rotation. Valid driver’s license and reliable transportation. CPO certification is a plus Multi-lingual is encouraged

WORKING CONDITIONS & WORK ENVIRONMENT

Employee could be exposed to rain, snow, and extreme heat or cold. Employee should be able to lift items up to 50lbs frequently, and 75-100lbs as needed on occasion without injury. Employee should be able to climb ladders, and operate tools for long lengths of time.
