Minimum Qualifications:
High School Diploma or Equivalent Minimum five (5) years working experience in maintenance, minor and major construction, project management, project supervision, or related fields. Trade license or certification preferred – plumbing, electrical, HVAC, etc. Ability to communicate effectively by oral and written means. Ability to understand instructions and underlying principles. Ability to work flexibly as it relates to scheduled work hours. Ability to work as part of a team. Ability to reason and make judgments Ability to perceive pertinent details in tabular material Ability to use computer for email, internet, word processing and spreadsheet applications Valid Tennessee Driver’s License with a good driving record Such alternatives to the above qualifications as the Superintendent may find appropriate and acceptable
Responsibilities and Essential Functions:
Essential functions, as defined under the Americans with Disabilities Act, may include any of the following representative duties, knowledge, and skills. Essential duties and responsibilities may include, but are not limited to, the following: Responsible for assisting in the daily operation of the maintenance department to include all school and District Office work areas to include all trades and areas. Responsible for assisting in overseeing and managing major and minor construction projects, including ensuring jobs are being completed according to contract documents, RFP specifications, and bid specifications. Responsible for assisting in overseeing grounds maintenance. Responsible for assisting in security system programming, maintenance, and upkeep, including responding to security calls as necessary. Responsible for assisting in ensuring local, state and federal requirements are met regarding playground inspections. Responsible for assisting in ensuring Kitchen Hood and Suppression Systems are properly maintained and inspected. Responsible for assisting in overseeing and maintaining air quality testing and sampling, including mold testing. Responsible for assisting in preparing and updating facility condition index reports annually. Responsible for assisting in overseeing and managing outside contractors for all purposes. Responsible for reviewing daily work order requests using School Dude and e-mail. Responsible for assisting in ordering materials for various jobs and inventory needs following the purchase order procedures. Responsible for assisting in tracking all work orders and logging expenses in School Dude maintenance software program. Responsible for assisting in reviewing building control systems daily to confirm proper operations. Responsible for assisting in developing, maintaining, and overseeing a district energy management plan. Responsible for assisting in managing expense accounts. Responsible for maintaining monthly account expense sheets for town and school review. Responsible for forwarding all building improvement requests to the Executive Director of Operations. Responsible for assisting with the budget process. Responsible for consulting with the appropriate parties as to the need for services and/or repairs by outside contractors. Performs other tasks as may be assigned by the Executive Director of Operations, the Deputy Superintendent and/or the Superintendent of Schools.
Skills and abilities required:
Good work habits. Dependability and ability to work without supervision. Ability to maintain positive relations with maintenance staff, contractors, administrators, students, school and town personnel and citizens at all times. Demonstrated aptitude or competence in carrying out or supervising outside contractors in maintenance related functions and for carrying out basic carpentry, electrical, plumbing, roofing, painting, heating, grounds and mechanical repair. Demonstrated aptitude in major and minor construction management. Such alternatives to the above qualifications as the Deputy Superintendent may find appropriate and acceptable.
Supervisory Responsibility:
Will complete work and assist in coordinating the work completed by the maintenance staff, contractors, and other groups as needed by the Executive Director of Operations.
Terms of Employment:
Twelve-month year. Salary and work year in accordance with recommendations established by the Superintendent of Schools, the Deputy Superintendent, and the Executive Director of Operations.
