SUMMARY/OBJECTIVE
: The Maintenance Technician is responsible for performing highly diversified duties to install, troubleshoot, repair and maintain production and facility equipment according to safety, preventative maintenance, systems and procedures to support the success of Ave Maria Home goals and objectives.
JOB DUTIES & RESPONSIBILITIES
: Maintenance Technicians must maintain a professional and courteous manner with residents, visitors, contractors and fellow employees. Maintenance Techs are responsible for carrying out preventative and routine maintenance duties according to schedules, painting and repairs to vacant units and work orders as assigned. Techs will be responsible for maintaining [under the supervision and direction of the Maintenance Supervisor] the overall maintenance and day-to-day operations of the facility. Contribute to providing a clean, safe and stable environment for all residents, visitors, and co-workers. Essential duties will include but are not limited to: Basic electrical, plumbing, carpentry & painting. Responsible for 24-hour emergency maintenance. Complete any duties related to routine preventative and scheduled maintenance. Complete grounds maintenance such as picking up, sweeping and light patio landscaping. Ensure accurate and timely completion of all documentation assigned or required in the course of duties including, but not limited to, unusual or serious incident reports. Maintain resident and staff confidentiality. Follow dress code policy and guidelines. Complete repairs of vacant units ensuring they are ready for new occupants in a timely manner. Participate in staff meetings and respond to fire alarms utilizing the procedures outlined in the Fire Safety Manual. Assists with the evacuation of the building in case of emergency. An ability to operate maintenance tools and equipment pertinent to the performance of duties of this position. Strong organizational skills and the ability to multi-task.

SCOPE OF JOB
: Maintain a high standard of performance established by Ave Maria Home Policy and Procedure Manual while ensuring a safe environment for the residents and staff. Follow instructions issued by your supervisor or the Facility Maintenance Director. Effectively manage time to ensure that all tasks are completed within the designated schedule. Paying close attention to detail ensuring that no area is overlooked and that all maintenance and repairs meet the highest standards of quality. Work collaboratively with other departments to ensure seamless operation. This includes communicating effectively and supporting team members as needed. Perform duties in accordance with established methods and techniques with a pleasant attitude. Performs other duties as assigned.
PHYSICAL DEMANDS
: Physical ability to carry out the duties outlined in the job routines. An ability to work independently while using moderate physical effort and/or dexterity of equipment, tools or materials (i.e. reaching overhead, bending/stooping, lifting, etc.). Must be able to lift 50 pounds and manage 100+ pounds at various intervals during shift. Must be able to read instructions and recognize various danger symbols on chemicals. Must be able to stand, walk around the facility, and climb stairs.
EDUCATION
: High School Diploma or GED preferred. An ability to read, speak, and write clearly.
