Employees are to keep all mechanical areas and rooms neat, clean, safe and free of any hazards. Maintainers are required to assist other building maintainers as well as custodians, when the need arises or asked for by the Facilities Director. This position may involve tasks that may or may not be related to the position, as assigned by the Facilities Director. Job Duties; Performs all phases of mechanical work at the schools including but not limited to: Installation and maintenance of mechanical systems to accommodate heating, ventilation and air conditioning systems including associated piping Installation and maintenance of water supply and return lines, domestic hot water, boiler and pumps, heat exchanger units, sump pumps, air compressors, general plumbing and other mechanical equipment such as kitchen equipment. Installation and maintenance of air handling units, air distribution units such as supply and return fans, VAVs, coils, filters, balancing valves, solenoids, temperature and humidity controls and fire/smoke dampers. Completion of all assigned work orders which may involve non mechanical work such as moving large items, light carpentry, electrical and plumbing. Ensures that all HVAC equipment is operated in optimum condition to conserve energy. Provides operational support to the Lead Maintainer and Facilities Director in maintaining proper inventory of parts and supplies, and provide excellent customer service. Qualifications; High School Diploma, three (3) years minimum applicable experience in building maintenance preferred. HVAC S-2, D-2 or P-2 license preferred. Some experience in other trades such as electrical, carpentry, plumbing or automotive/truck repair is a plus. Ability to read and interpret blueprints, specifications instructions and schematics Ability to learn control methods and instrumentation as applied to HVAC and refrigeration systems Familiarity with all common hand and power tools, their uses and safety precautions Ability to get along and communicate well with students, building staff and the public. Ability to carry out oral and written instructions In the future, if the Board of Education decides to require maintenance employees to have a trade license (i.e., plumber, HVAC) they shall receive the twenty-five ($.25) cent differential in addition to their regular hourly rate. All other current maintenance employees will not be required to possess said licenses during their employment with the Board of Education.
