POSITIONSUMMARY

Maintenance Tech II assists all maintenance personnel inthe short term, preventative and emergency maintenance programs forthe buildings, grounds and equipment at the campus. This positionsupervises special projects, handles compliance issues when neededand performs independent tasks. Responsibilities will include thecompletion of all assigned work orders, maintenance projects andpreventive maintenance measures under the supervision of theDirector of Facility Services.

PRINCIPAL DUTIES ANDRESPONSIBILITIES

1. Represents the campus in a positive mannerwhile creating an environment that fosters respect and courtesy forresidents and employees alike. Works within the campus programs toencourage and promote safety and the well-being of all residentsand employees. 2. Upholds the Company’s Mission Statement. 3.Maintains HIPAA standards and regards all medical or healthcareinformation pertaining to residents and employees as confidential.4. Uses skilled techniques in the performance of maintenancerepairs on the equipment, buildings and grounds, as needed.

a:

This includes but is not limited toinstallation, repair and modification of wood, metal, stone, orother such structures.

b:

Includes but is not limited toinstallation, repair or modification of utility supply lines andequipment such as disposal systems, sewer lines, water distributionsystems, irrigation systems, sinks, valves, traps, fixtures,fittings, faucets, coils, tubs, showers, lavatories, therapeuticbaths, pumps, meters, etc.

c:

Includes but is not limited toinstallation, repair or modification of HVAC units and theircomponents plus the diagnosing of major repairs and placing ordersfor those repairs.

d:

Includes but is not limited to installation,repair or modification of electrical components, such as wiring,controls, switches and relays, connections and fittings, lightfixtures, thermostats, equipment, etc. within the grounds andbuildings of the campus.

e:

Includes but is not limited toinstallation, repair, cleaning, or modification of therapy pools,swimming pools, therapeutic baths, or any corresponding equipment.5. Assists in the success of the preventative maintenance programs(hereafter known as PM) set up by the campus which will include butis not limited to PM on elevators, fire extinguishers, HVAC units,appliances, emergency generators (if applicable), and watertemperatures. Logs all information in specified books or charts.

OTHER DUTIES AND RESPONSIBILITIES

1. Travels occasionally fortraining sessions, continuing education opportunities, emergencysituations, and other company functions. 2. Responsible forknowledge of fire and safety procedures including those involvingblood-borne pathogens. 3. Remains in proper uniform at all timesand maintains a high standard of appearance. 4. Completes all workorders in a timely manner. 5. Restores vacant units to “like new”condition (including but not limited to the stripping of walls andflooring, repainting surfaces, removing carpet, replacing glass andwindows, patching sheetrock, cutting and replacing interior andexterior trim, hanging doors, and replacing fixtures). 6.Comprehends budget and exercises cost control. 7. Removes all trashlocated in the collection areas of the campus. 8. Interacts wellwith marketing tours and prospective residents. 9. Maintainsexcellent resident and employee relations. Handles complaints andrecommendations constructively. 10. Attends employee in-services asrequired. 11. Is available for on-call situations on a regularrotating and emergency basis. 12. Accepts other duties as requiredby the Director of Facility Services. 13. Occasionally, you will berequired to operate a vehicle of either your own or company-ownedfor designated company purposes or facilitate resident/member needsand/or requests.

PREREQUISITES

A.

Education:
  • High schoolgraduation or GED required.
  • Advanced technical training in atleast four of the following areas: mechanics, electrical, plumbing,sprinkler systems, landscaping, or HVAC required.
  • HVAC andUniversal EPA certifications are desired.
  • CPO certificationrequired.

B.

Direct Previous Experience:
  • Mechanical ormaintenance experience required.
  • Two years’ experience in asimilar maintenance position desired.

C.

Skills:
  • Ability to workwith minimal supervision.
  • Must conduct all business with aprofessional manner and with a high level of confidentiality.
  • Ability to use hand tools, automatic / electrical machinery, carts,and dollies.
  • Ability to exhibit efficient computer skills.
  • Thorough knowledge of MSDS (Material Safety Data Sheets) and OSHAcompliance.
  • Ability to use blueprints, drawings, drafts, andschematics in trouble shooting electrical, HVAC, plumbing,structural, and equipment problems within the campus.
  • Basicknowledge of swimming pools and swimming pool maintenance.
  • Musthave a valid driver’s license and satisfactory driving record asspecified by the Company and by the Company’s automobile insurancecarrier.

D.

Abilities:
  • Work outdoors and indoors during theworkday (fluorescent lights, HVAC system, carpeted flooring, normaloffice noise levels).
  • Climb up to two flights of stairs.
  • Ability to climb extension ladder up to and above roof height.
  • Lift objects of 25 pounds or less over the head.
  • Move objects of100 pounds or more.
  • Ability to swim at least 25 yards.
  • Abilityto work under time-sensitive or stressful situations.
  • Respond tomedical emergencies on a rare occasion.
  • Assist with residentevacuations, if ever required
