The work performed includes responsible skilled work in the maintenance, repair, modification, installation and renovation of City facilities and equipment. This position would be responsible for all of the new and existing Building Management Systems (BMS) within Water Management. This would include all HVAC equipment and integrated controls, intelligent lighting controls, gate and door controls and other building specific automation systems. The position would also assist the Supervisor with the oversite of Fire Alarm and Fire Sprinkler systems to include scheduling and overseeing testing of these systems. In addition, this position would assist the Senior Trades Specialist with oversite and coordination of special projects as well as daily work assignments. This position performs a broad range of skilled trades including carpentry, painting, plumbing, mechanical, and related tasks. Diagnoses problems, determines solutions and/or repair needs and performs necessary work. Repairs doors, windows, floors, ceilings, walls and all manner of building related systems. This position will prepare and maintain reports and records, performs data entry, receives and processes work orders and service requests, and updates work order systems and related databases, to document and facilitate maintenance operations, and ensure compliance with applicable policies and procedures. This position is an essential position and will work during inclement weather events and after hours as needed. Duties/Responsibilities Performs preventative and general maintenance on electrical, HVAC, safety, utility, and related systems, equipment, and devices; diagnoses and troubleshoots issues; utilizes computer-controlled and specialized programs, systems, and software; installs repairs, replaces, tests, and/or maintains equipment and systems; monitors contractor operations; and ensures compliance with applicable safety and operational requirements, policies, and procedures.
Responds to emergency requests and performs emergency repairs; coordinates repairs with vendors and other staff; and identifies and troubleshoots system or equipment malfunctions and issues escalated by lower-level staff.
Maintains records; gathers information; monitors and tracks supply usage; and obtains price quotes for repairs.
Maintaining the heating, ventilation, and cooling equipment including responding to emergency requests; performing general and preventative maintenance; troubleshooting problems; working with contractors and performing energy management functions.

may also perform work related to carpentry, concrete or masonry work; painting, sheet-rocking, and electrical wiring. Minimum Qualifications & Experience High School Diploma or Equivalent (GED, HiSET, TASC)
One additional year of technical or vocational training
Three years of related journey trades experience of Commercial HVAC Systems and Building Management Systems (BMS) and experience pulling and compiling trend data from BMS for reporting purposes Valid, unrestricted, North Carolina driver’s license “or” if you currently have another states driver’s license, must be willing and able to obtain a valid NC driver’s license within 60 days of hire Additional Preferred Skills Extensive working knowledge of Fire Alarm/Fire Sprinkler Systems.
Working knowledge of Commissioning and Test and Balance of HVAC systems and equipment.
EPA Certified Universal Technician as required by 40CFR or equivalent. Skilled in the operation of various Air Flow Testing Devices – Balometer/Capture Hood/Anemometers Skilled in the operation of various Electrical Testing Devices – Multi-meter, Amp Clamp, etc.. Ability to work from sketches, drawings, plans or specifications. Ability to follow oral and written instructions, and maintains records.
Ability to estimate needed materials and time required for various jobs.
Ability to work efficiently in team settings and independently
Must work overtime when required
Be able to work during inclement weather
Knowledge of OSHA and safety precautions
