Job Description
Custiodian Summerchase Condominiums Orange Beach, AL 36561 Position Description Please apply within Indeed only. Please do not contact the front desk to apply. Friday through Tuesday, every weekend required.
- Responsible for the general cleanliness of all common elements of the building including but not limited to:
- Breezeways
- Pool areas and wet decks
- Spa area and wet deck
- Lobby
- Solarium
- All public restrooms
- Parking lot
- Front desk and office areas
- Romar Room and Romar Room Lobby
- Fitness Center and fitness center restrooms and showers.
- Supply and utility closets
- Exterior utility areas
- Boardwalk
- Sandroom
- Sand pit (underneath building behind Sandroom)
- Dumpster areas
- Any other area as directed by management
- Responsible for periodically cleaning trash chute doors as needed or as directed by management.
- Responsible for cleaning/clearing ashtrays on each floor as needed or as directed by management. Sand should be changed out as needed or as directed by management.
- Responsible for cleaning inside and outside of walkway trashcans as needed or as directed by management.
- Maintain all property garbage cans and empty as needed or as directed by management. Trash cans are in all areas of the property including all walkways, pool areas, lobbies, and dumpster areas.
- Maintain cleanliness of walkway lighting as needed or as directed by management.
- Maintain general cleanliness of all walkways including, but not limited to, walls, floors, doors, lighting, removal of cobwebs, dust and dirt, and any trash. Walkway planters must be checked daily for trash and debris. Any blockage of walkways must be dealt with immediately. Any owner or guest property that is blocking walkways should be reported to management immediately.
- Responsible for maintaining the general cleanliness of the interior of both elevators. Cleaning is required on a daily basis or as needed throughout the day or as directed by management.
- Maintains general cleanliness and appearance of exterior of elevator doors on each floor. Cleaning is required on a bi-weekly basis or as needed and as directed by management.
- Maintains cleanliness of elevator windows on each floor. Cleaning is required on a bi-weekly basis or as needed and as directed by management.
- Responsible for being proficient in operating the Tennant floor machine to clean all floors on breezeways and lobby areas. Operation of the Tennant floor machine is required on a weekly basis for lobby areas and bi-weekly for walkway floors. Required on an as needed basis and as directed by management. General maintenance of the machine should be done in an effective and timely manner.
- Responsible for maintaining the general cleanliness of lobby floors and baseboards. Tile is required to be mopped twice daily, as needed, and as directed by management. Baseboards require weekly cleaning, as needed, and as directed by management.
- Responsible for cleaning exterior and interior of lobby and Romar Room windows on a weekly basis, as needed, and as directed by management.
- Responsible for maintaining general cleanliness in the Romar Room. The room requires a weekly “deep” clean and as needed and as directed by management. Required to assist in setting up the room for events under the direction of the Summerchase COA Property Manager or their designee.
- Responsible for reporting inventory to the Assistant Property Manager for ordering. Any required supplies, cleaning chemicals, and tools for general cleaning and/or assigned projects should be requested through the Assistant Property Manager or Property Manager. Any upkeep on tools, supplies, and equipment should be done in an effective and timely manner.
- Must be able to perform light gardening and landscaping duties including, but not limited to, cutting of palm fronds from palm trees, digging, mowing, pulling plants and weeds, dispersing mulch, and any other typical landscaping needs as assigned by the Summerchase COA property manager or their designee.
- Responsible for maintaining cleanliness the parking lot and lot area. Cleanup is required daily and as needed and as directed by management. Blowing of the parking lot using the provided blower is required once weekly, as needed, and as directed by management. Sweeping of the pea-gravel in drains is required weekly, as needed, and as directed by management.
- Maintains general cleanliness and upkeep of the pool-deck area on the south side of the building.
This includes, but is not limited to, sweeping the deck daily, changing trash cans, cleaning deck furniture as needed, periodically spray insect killer as needed, clean skimmer lids, pull weeds and spray weed killer as needed, spraying off the pool-deck and wet deck using provided hoses, cleaning out grills and emptying old ashes, cleaning out planter boxes, and any and all other duties as assigned by management.
- Physical ability to move or lift up to 100lbs, stand and/or walk for an extended period of time, and bend at the knee.
- Responsible for maintaining the general cleanliness of both elevators, interior and exterior of elevator doors.
Exterior of elevator doors are required to be cleaned on a bi-weekly basis, as needed, and as directed by management. Elevator door tracks are to be cleaned out and vacuumed as needed and as directed by management. Elevator door tracks on the first floor are required to be cleaned out and vacuumed daily. Interior of elevators is required to be cleaned on a weekly basis, as needed, and as directed by management.
- Cleans and maintains dumpster areas. Dumpster areas are required to cleaned up daily, ground floor garbage cans must be dumped, and floors cleaned daily, as needed, and as directed as management. Dumpster doors must be shut at all times, custodians responsible for closing dumpster doors whenever they are seen open.
- Maintain a professional appearance, while dressing adequately for the job at hand, and demeanor at all times. Open toe shoes are not permitted.
- Maintain a clean and orderly work area and organized supply closets.
- Conduct all business in accordance with the policies and procedures of the Summerchase COA.
- Work effectively under the direction of the Summerchase COA Property Manager or their designee.
- Responsible for all other duties assigned by the Summerchase COA board of directors and Summerchase COA property manager and are executed in an effective and timely manner.
