Position Summary
Under the supervision of the Director of Maintenance, the employee performs general maintenance to campus buildings, equipment, and grounds requiring multiple skills in more than one trade (i.e.

  • carpentry, electrical, painting, plumbing, and horticulture trades).

Employee conducts daily inspections of facility and maintains records of work; performs various building and grounds general maintenance and custodial work. Completes maintenance work order requests through the use of an automatedmercial work order system for the Dothan campus. The employee assists in preparing facilities for special events; and performs administrative duties. The employee also operates maintenance equipment such as sweeper, forklift, lift platform, backhoe, and front-end loader.

More than one position in the same job classification may be filled from the applicants for this position should another vacancy occur during the search process. Essential Duties and Responsibilities

ESSENTIAL FUNCTION

General Maintenance. Performs various general maintenance and custodial work in the maintenance, upkeep, repair, installation, and/or renovation of buildings following departmental guidelines in order to ensure facilities are safe and aesthetically pleasing.
Receives daily work assignments and preventive maintenance assignments from the Director of Maintenance via the College’s automated work order system.
Performs a full range of multi-trade, medium-skilled, preventative maintenance and repair tasks to buildings, facilities, and equipment.
Assists higher graded technicians in construction repairs and maintenance tasks, such as painting, carpentry, roofing, plumbing, electrical work, and HVAC work.
Performs medium-skilled tasks independently, such as minor electrical and plumbing repairs, small-area painting, furniture assembly, and door repairs.
Conducts inspections of campus facilities to assist in determining maintenance requirements.
Performs simple preventative maintenance tasks on mechanical and electrical equipment and buildings.
Performs routine plumbing maintenance on facilities throughout the campus.
Performs light carpentry work to include installation of dry wall.
Paints interior and exterior surfaces.
Develops material lists for projects.
Performs housekeeping and custodial duties as assigned.

ESSENTIAL FUNCTION

Grounds Maintenance. Maintains campus grounds, and paved areas to maintain a safe and aesthetically pleasing environment.
Assists in cleaning campus grounds, parking lots, and access streets.
Trims shrubs and trees; may climb ladders or use lifts to reach high limbs/branches.
Applies fertilizer, herbicides, and insecticides to lawns and other plants.
Extracts weeds from flower beds and lawns as needed.
Lays sod and sows grass seed.
Rakes or blows leaves from lawn areas.
Maintains parking lots, sidewalks and other paved areas by using brooms, vacuums, leaf blowers, and pressure washers.
Picks up debris including rubbish, pine cones, sticks, branches, etc. from grounds and paved areas surrounding buildings.

ESSENTIAL FUNCTION

General Operations. Performs general work and other activities to ensure efficient facility maintenance activities.
Operates a wide range of equipment, including back hoes, front-end loaders, forklifts, sweepers, etc.
Performs routine maintenance on tools and equipment to include oiling, replaces belts, and changes spark plugs.
Moves office and classroom furniture.
Responsible for the moving and setup of furniture and equipment for special events that are College functions held on and off campus.
Performs other duties as assigned.

Qualifications
High School diploma or GED equivalent is required. One year of full-time experience in general building maintenance and construction AND one year of full-time experience in maintenance/industrial equipment operation is required.
Possess a current and valid driver’s license is required.
Ability to perform strenuous physical exertion such as frequent climbing of tall ladders, crouching or crawling in confined areas, and ability to lift and move up to 50 lbs regularly and unassisted is required.

ADVISORY COMMITTEE

The President will appoint an Advisory Screening and Interview Committee to include representatives of the College faculty and staff. Thismittee will employ appropriate procedures, including the review of application packets, interview, and demonstration ofpetency, to determine which applicants are to be rmended to the President for further consideration. From all the applications received, a screeningmittee will select the applicants to be interviewed.
