DESCRIPTION
This job is responsible for the supervision, scheduling, work and budget of the Maintenance Department of the Birmingham Public Library. The job involves the knowledge, experience and skill to perform a wide variety of maintenance and repair work for the library system. It requires the supervision and evaluation of the Maintenance Repair Workers in the department. It requires knowledge of the buildings, all their equipment and furnishings, the ability to evaluate what must be done, the priority for the work and whether or not the work should be delegated to the Facility Services Division of the City of Birmingham, or to a contracted, licensed vendor.
EXAMPLES OF WORK
Supervises, assigns and evaluates the work of the maintenance staff. Evaluates the status of equipment, furnishings and facilities of, with the recommendation for repairs and/or replacement. Plans and carries out preventive maintenance and repairs for all library system facilities and equipment. Assists in the planning and coordination of building improvement projects. Conducts various analyses and inspections of the heating cooling, air handling, lighting, plumbing, and other building systems. Works in conjunction with the staff of other City of Birmingham departments in the maintenance and repair of library buildings and equipment. Orders and maintains inventory of materials and supplies. Maintains records, prepares reports and any other specialized maintenance records, as needed.
MINIMUM QUALIFICATIONS
Graduation from high school or a GED equivalent and completion of a certificate program in one or more of the following: building maintenance, HVAC, electrical, plumbing or refrigeration, with a minimum of three years of on-the-job experience in building maintenance, mechanics, building technology or a closely related field, plus supervisory experience. A valid Alabama driver’s license, in good standing and current automobile insurance. The ability to lift and move objects weighing 50 pounds. Ability to see, discern and read parts, equipment, gauges, dials and tools, in low light levels.
NECESSARY KNOWLEDGE, SKILLS AND ABILITIES
Considerable knowledge of building equipment, maintenance and repair, and construction principles and practices. Considerable knowledge of tools, equipment, materials and practices of the building and mechanical trades. Working knowledge of the hazards and safety precautions common to building maintenance and repair activities. Experience and skill in the use of general power tools and maintenance equipment. Experience in the installation and maintenance of communications equipment. Knowledge of supervisory methods and techniques. Knowledge of and ability to apply the personnel policies of the Birmingham Public Library. Ability to safely use equipment while climbing, balancing, stooping, kneeling, crouching or crawling. Ability to establish and maintain effective preventive maintenance programs, policies and procedures. Ability to carry out and complete assigned project in a timely fashion. Ability to communicate effectively verbally and in writing. Ability to establish and maintain effective working relationships with employees, supervisors, vendors and the public. Ability to maintain records and to prepare regular reports. Familiarity with and ability to use a
PC. DESIRABLE KNOWLEDGE, SKILLS AND ABILITIES
Certification as a journeyman, electrician, or plumber. Knowledge of and experience with blacksmithing and alarm systems. Multiple years of experience in a supervisory capacity. Experience with email and ability to use word processing and database management programs.
HOURS, PAY AND BENEFITS
