Non-Exempt Overall Responsibilities:

The Maintenance position is responsible for performing maintenance, and cleaning duties across parking facilities. This includes supporting landscaping and maintenance staff as needed to ensure facilities remain clean, functional, and safe.

Duties:

Scrub, sweep, and pressure wash garage floors. Replace light bulbs and repair or replace light fixtures. Paint signs and facility areas as needed, using various paint types (oil-based, water-based, flat, and spray). Remove trash and maintain the overall cleanliness of the facility. Patch potholes and restripe as necessary. Clean light fixtures, windows, restrooms, and all facility common areas. Wash and wax floors. Maintain cleanliness around the facility perimeter. Clean all drains within the facility. Complete and submit daily maintenance reports. Assist other general maintenance personnel with repairs and projects as needed. Perform other related duties as assigned.

Required Knowledge, Skills and Abilities:

Proficiency in using hand tools for basic repairs. Knowledge of cleaning equipment and pressure washers.

Ability to:

Lift and move objects weighing 25-50 pounds. Walk extensively throughout the shift. Operate a golf cart safely. Communicate effectively via email, phone, and radio. Work in high temperatures and outdoor environments. Climb ladders safely. Use pressure washing equipment and operate water hoses from a truck. Work in confined spaces, such as sump pits. Read and follow equipment manuals and instructions. Work a flexible schedule, including evenings, weekends, or holidays, based on business needs.

Education and Experience:

High School diploma or equivalent. Basic math, reading, writing, and ability to follow verbal and written instructions. Minimum of 6 months of related maintenance experience. Legal Status /

Valid Driver License Judgment and Decision-Making:

Duties are repetitive and follow standard procedures. Limited independent judgment; refers to unusual or complex issues to supervisor. Responsible for simple decision-making within established guidelines.

Responsibility:

Minimal financial liability: potential losses in tools or materials rarely exceed $50 per incident. Moderate responsibility for personal safety and that of co-workers. Requires compliance with all safety policies and procedures.

Manual Skill and Dexterity:

Basic mechanical aptitude and hand-eye coordination. Skills are learned quickly, typically within two weeks of hands-on training. Tasks are guided by established procedures.

Physical Effort:

Moderate physical demands include: Occasional lifting/moving of materials weighing 25-50 pounds. Possible lifting/moving of items over 25 pounds. Working in physically awkward positions or using repetitive motions. Requires sustained visual and mental focus across varied tasks.

Working Conditions :

Exposure to unpleasant elements such as: Noise, dirt, fumes, smoke, paint odors, dust, and traffic. Outdoor weather conditions include heat, wind, and rain. Physical proximity to mechanical tools and moving vehicles.
