OVERVIEW
The Property Support Technician will assist the service, grounds, and cleaning teams with general support in maintaining the cleanliness, appearance, and safety of the community.
ESSENTIAL FUNCTIONS

Communicate professionally, politely, and effectively with fellow team members, current and prospective residents, and vendors. Help to perform preventative maintenance on buildings, common areas, and grounds in a safe and clean manner, following company policy. Clean hallways, vacant apartments, laundry rooms, and other common areas as needed and requested. Assist with onsite maintenance and repairs, including service requests and refurbishing vacant apartments. Perform tasks in accordance with the schedule prepared by the Property Manager and/or Service Manager. Tasks include but are not limited to painting, cleaning, and moving furniture and appliances. Complete duties of mowing, raking, planting, fertilizing, watering, edging, weeding, installing mulch, pruning shrubs and snow removal. Keep the grounds safe and clean by picking up paper and debris, emptying outside trash cans, sweeping, snow blowing walks and parking lots, applying oil dry in parking lots, and maintaining all dumpster areas. Perform turnover of apartments including cleaning, painting, carpet cleaning, and other repairs as directed by the Service Manager and/or Property Manager. Operate and maintain machinery (manual and electric tools) necessary to perform Property Support Technician duties including, but not limited to drills, shovels, lawn mowers, snow blowers, etc. Comprehend and utilize all applicable maintenance forms and logs correctly including Salt and Snow, Maintenance Request, Hallway Inspections, Daily Boiler Inspections, and Maintenance Make- Ready Sheets. Promptly report actual and potential problems, including possible liability and workplace hazards, to supervisors with pictures for documentation. Wear personal protective equipment including but not limited to lumbar belt, wrap around safety goggles, cut/slash proof gloves. Understand and abide by MRD’s policies and procedures for entering occupied apartments and leaving proper documentation. Comply with the community’s operating and safety policies and procedures. Regular worksite attendance is required. Represent oneself and the property in a professional and courteous manner with residents, visitors, and other employees by providing exceptional customer service. Position may be assigned and required to perform other related duties and responsibilities that help to drive our company forward and fulfill our core values. DUTIES AND RESPONSIBILITIES
Attend and participate in safety and team meetings. Respond to training provided by supervisors to improve qualifications in performing all duties to the highest potential. May be required to train at another site location or be required to train new team members.

Service Manager and Property Manager.
QUALIFICATIONS
High school education or GED equivalent. Six months related experience or training preferred. Combination of education and training is acceptable. Able to pass pre-employment screening.
