Job Description:

Inspects the building and property on a daily basis to ensure the community appearance, structures, and systems meet company standards of quality, look, and efficient functioning. Prepares apartments for move-in and completes refurbishing of apartments after move-out, including painting of apartments. Performs preventative maintenance tasks to ensure proper functioning of systems and equipment. Maintains grounds including outside residence repair, lawn maintenance and garbage removal or coordinates services with outside vendors where appropriate. Cleans rooms, hallways, lobbies, lounges, rest rooms, corridors, elevators, stairways, parking lots, porches, patios, and other work areas as needed. Performs minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools. Performs minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices, boilers, circulating pumps, irrigations systems etc.). Performs minor painting, carpentry and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.). Required Qualifications:

High School Diploma or General Education Diploma Three to five years of related experience Strong HVAC knowledge – able to perform preventive maintenance and other maintenance related issues with HVAC Strong problem-solving abilities and attention to detail. Valid driver’s license Strong Life safety knowledge Maglock knowledge / Low voltage knowledge Ability to be on call 24/7 Strong communication – written and verbal Strong organization skills with building, work areas and paperwork Must work a full shift, come to work on time, and work overtime as needed The ability to work according to the necessary schedule to meet job requirements with or without reasonable accommodation is an essential function of this position
