This role is critical in ensuring that all equipment and systems are functioning efficiently and safely. The ideal candidate will possess strong leadership skills and background in property maintenance and building system trades (HVAC, electrical, plumbing), and the ability to troubleshoot and resolve issues promptly. Supervisory Responsibilities:
Assist in the hiring and training of maintenance department staff. Organizes and oversees the schedules and work of maintenance staff. Providing direction, guidance, and supervision to all maintenance teams members.
Duties/ Responsibilities:
Assist in oversight of day-to-day operations of the maintenance department and staff. Assist in completing work orders from resident service requests by diagnosing issues and making repairs in a correct and timely manner. Provide oversight of maintenance/repairs & ensure contracted services are completed in a timely fashion. Implementing and managing systems for apartment turnovers, resident work orders, grounds maintenance, snowplowing, and cleaning. Perform routine preventative maintenance and respond to emergency repairs after hours. Assist in scheduling and supervising contracted services as needed (H.V.A.C., electrical, plumbing, elevators, carpet cleaning, painters, landscaping, etc.), to ensure quality of work and timeliness. Answering after-hours service calls, as needed. Ensures all properties meet government regulations and environmental, health, safety and security standards. Perform other duties as assigned.
Required Skills/Abilities:
Extensive knowledge of building systems such as plumbing, electrical, and HVAC. Excellent leadership and supervisory skills. Ability to identify issues and determine repairs that are needed. Valid driver’s license and clean record required. Own basic hand tools—hammer, screwdrivers, pliers, etc.
Education and Experience:
High school diploma or equivalent required. At least five (5) years of maintenance experience required.
HVAC / EPA
Certification preferred. Strong knowledge of HVAC systems, plumbing, electrical and building systems.
Physical Requirements:
Must be able to traverse property to diagnose building issues and plan repairs or maintenance. Must be physically able to perform repairs when needed. Must be able to lift up to 25 pounds at a time.
