Job Summary:

We are seeking a reliable and experienced Live-In Superintendent to oversee the day-to-day maintenance and operations of our residential property. The ideal candidate will live on-site and be responsible for ensuring the building is clean, safe, and well-maintained. This position requires hands-on maintenance skills, strong communication, and a proactive approach to property management.

Responsibilities:

Perform daily maintenance tasks, including plumbing, electrical, HVAC, and general repairs Oversee the cleanliness of common areas, hallways, and grounds Respond to emergency maintenance requests promptly (24/7 availability required) Supervise and coordinate with vendors, contractors, and building staff Perform regular inspections of the property and address issues proactively Maintain accurate records of work orders, supplies, and equipment Assist with seasonal tasks such as snow removal and landscaping Report major issues to management and assist with budgeting and planning for repairs

Requirements:

Previous experience as a building superintendent or in a maintenance role Strong knowledge of building systems and repair techniques Ability to lift heavy objects, climb ladders, and work in various conditions Good communication and customer service skills Must be dependable, organized, and able to work independently Availability for emergency calls, nights, and weekends Must live on-site (apartment included as part of compensation)

Preferred Qualifications:

Certifications in HVAC, plumbing, or electrical are a plus Familiarity with NYC building codes and regulations Experience working in a co-op or multi-unit residential building
