Environmental Services Supervisor Purpose:
The maintenance worker performs daily tasks of maintenance of all buildings, security of the property and grounds keeping, in accordance with current federal, state, and local standards, guidelines and regulations governing the facility, and as directed by the supervisor.
Primary Job duties:
Performs daily scheduled and unscheduled maintenance jobs assigned by the supervisor or facility maintenance work order. Does preventative maintenance as scheduled. Performs grounds keeping duties of lawn, shrubs, flowerbeds, snow & ice removal. Maintains all grounds keeping equipment. Assists in maintaining proper levels of parts and supplies for all maintenance tasks. Performs some small construction or remodeling projects as well as patching and painting rooms, apartments, etc. Maintains a clean and safe environment. Responds to resident calls bells Performs security tasks, locking and unlocking doors and performing routine rounds of building parking lot and streets. Perform minor building, HVAC, plumbing, electrical and painting repairs as necessary. Follows fire safety policies and procedures; report all hazardous conditions or equipment to the supervisors and follows safety precautions when performing tasks. Honors residents personal and property rights and keeps privileged information about residents confidential according to HIPAA guidelines. Upholds Laurel View Village’s Code of Conduct and follows Corporate Compliance guidelines per the LVV Employee Handbook. Provides garbage removal of general waste and hazardous materials. Answers call bells for Independent Living Residents. Performs other duties as assigned by supervisor. Completes annual compliance and HIPAA training and exhibits behavior as set forth by the Code of Compliance in the performance of their duties. Adheres to the Organizations Policies and Procedures regarding the Compliance Program of the organization and is timely in reporting any possible concerns. Follows all local, state and federal regulations as they pertain to their position. Adheres to the Organization’s Policies and Procedures covering Privacy and Security in Compliance with HIPAA regulations.
Knowledge of:
- Operations, services, and activities of a building maintenance, repair, and construction program. Materials, methods, terminology, equipment and tools used in the maintenance, repair, and construction of building structures and systems including those used in performing rough and finished carpentry, plumbing, heating, electrical, mechanical, and painting work.
- Equipment, tools and materials used in facility maintenance activities.
- Construction and project management principles.
- Principles and practices of safety management.
- Pertinent local, state and federal laws, ordinances, codes, and rules.
Ability to:
May be exposed to infectious waste and disease (including COVID, HBV and HIV) Will be exposed to outside elements including extreme heat and cold. Sits, stands, bends, lifts, and moves throughout the facility and grounds during working hours. May be required to work after regular work hours, holidays, and weekends in emergency situations. May be required to work on shifts other than the one initially hired for.
Educations and Experience Requirements:
The following generally describes the knowledge and ability required to enter the job and/or be learned within a short period of time to successfully perform the assigned duties.
License or Certificate :
Possession of an appropriate, valid driver’s license. Current CPR/BLS (Basic Life Support) Certification required

Environment:
