Seeking an experienced individual with emphasis in a residential community setting. Will have overall responsibility to perform the day-to-day routine maintenance and upkeep of the property to ensure high quality resident retention and customer service. Acts as a “team leader” of the maintenance staff delegating, supervising, and directing the work of the department in handling tenant work orders and building requests. Must have a strong knowledge of basic trades (i.e., electrical, plumbing, HVAC). Must be a professional with a willingness to acquire new skills and utilize technology to streamline processes. Problem solving is essential. CFC Refrigerant Certificate, CPO Certificate a plus. We offer a competitive starting salary and excellent company benefits. - Ensures that the maintenance team is performing to Daniel’s standards and that service requests are handled in a prompt, courteous and efficient manner. Service requests should be completed within 24-48 hours.
- Prepares or assists in preparing all market-ready apartments, which includes painting, carpet cleaning, general repairs, housekeeping, etc. Daniel’s standard is 3-5 days.
- As a team leader, responsible for the training and supervision of community maintenance team. Typically works with the Property Manager in hiring, interviews, training and performance reviews of the maintenance team. Handles disciplinary problems and/or employee relation issues of maintenance team with the Property Manager as a witness.
- Ensures that the physical aspects of the community meet the company’s established standards for safety, appearance and operation within the budgeted financial goals.
- Completes regular community inspections.
- Recommends the repair/replacement of any interior and/or exterior areas.
- Understands and adheres to budget.
- Performs various preventative maintenance functions. Records activity in maintenance log.
- Monitors the maintenance and upkeep of all mechanical equipment on the community including, but not limited to, water heaters, HVAC units, etc.
- Performs various maintenance functions such as electrical installations, pool maintenance, light carpentry/construction, rekeying and mastering door locks, repairing furnaces and air conditioners, plumbing and appliance repairs, drywall and painting repairs, vinyl installation and repair, minor roof repairs, etc.
Orders and controls maintenance inventory.
