Lead Maintenance Technician Essential Duties andResponsibilities:

On-site maintenance-related repairs and upkeep ofthe property. Make ready process to ensure apartments are preparedfor move-in in a timely fashion. Initiate, perform & overseemaintenance projects that improve curb appeal, maintain andoptimize building systems, and monitor contractor performance. Takethe lead in scopes of work for small improvements/services and seekout qualified contractors to bid the work. Manage expenses properlyin accordance with owner goals and actively seek to minimizeexpenses regularly, through the proposal process and pricingnegotiation, as well as the budgeting process. Take the lead inDeveloping and maintaining relationships with vendors, negotiatepricing, collaborate on approved vendor list. Assist in supervisionand support for the maintenance team on a daily basis, includingidentifying training and development opportunities and holding theteam accountable for the condition of their buildings and workareas. Take the lead in the preventative Maintenance program,ensure timely completion and thorough documentation. Adhere to alllocal, state and federal housing rules Create and motivate a teamthat focuses on customer service and curb appeal on a daily basis.

Other duties as assigned. Work on call and occasional overtimeshours

Qualifications:

Must have excellent plumbing, electrical,HVAC and carpentry knowledge Experience with supervising othersExtensive knowledge of residential building systems a must,including but not limited to, boilers, chillers, cooling towers,air handlers, condensing units, roof fans. Professional buildingsystem licenses are preferred and may be required based on thebuilding type of the assigned property. HVAC and/or CFCcertifications Required Proficient using maintenance relatedprograms, Microsoft Word, Excel, email and web searches. Excellentcommunication skills, including writing, proof reading skills, andspeaking. Ability to manage multiple projects and work assignmentsfrom a variety of staff and volunteers. Excellent interpersonalskills in person and by phone and email, with high professionalism.

Successful candidates will exhibit a demonstrable passion for highquality results and a can-do attitude. Ability to accomplishinnovative projects with little supervision. Fantastic customerservice ethic and high expectations for quality. Must be able towork a flexible schedule, including evenings and weekends and on anemergency basis.

Education:

The position requires the ability toread and write English fluently, the ability to accurately performintermediate mathematical functions and the ability to understandand perform all on-site resident management software functions.

Professional Experience:

A minimum of three (3) years’ experiencein residential property management or a related field is required.

Computer skills: Minimum of basic knowledge of computers Ability touse Outlook and OneSite Intermediate knowledge of MS Word and ExcelMinimum of basic Internet knowledge

Physical Demands:

Must becapable of physically accessing all exterior and interior parts ofthe property and amenities. Must be able to push, pull, lift, carryor maneuver weights of up to 50lbs. independently and 100 lbs. withassistance.

This positionmay be eligible to receive discretionary and/or performance-basedbonuses on a spot or annual basis, which are variable depending onindividual merit/performance, budgetary limitations, companyperformance, and other job-related factors. This non-exempt rolewill be eligible for overtime for all hours worked in excess of 40per week.
