The maintenance supervisor oversees preventative maintenance and makes general building repairs at their assigned building(s). The MS will lead and supervise a maintenance crew in repairing physical structures, equipment, and grounds. The MS will be required to work at any campus and will also have to be on-call alternate weekends when needed.

SUPERVISORY RESPONSIBILITIES

Use of Emaint system to receive and complete work orders Complete weekly and monthly checks/inspections of company supplied vehicle Notify Maintenance Manager of any issues or problems Leads, trains and evaluates staff Handles discipline of employees in accordance with company policy

CORE DUTIES/RESPONSIBILITIES

Leads a crew of maintenance workers in the performance of general maintenance of company properties Performs work on all HVAC/electrical issues for residential or commercial, across all campuses/properties Performs preventive and routine maintenance and building repairs following OSHA guidelines and building codes as assigned by Maintenance Manager May lockout or tag out unsafe or broken equipment Performs repairs to building fixtures and plumbing repairs, cleans electrical fixtures, replaces bulbs Estimates material requirements and tools or equipment needed to perform jobs and receives work orders and prints or sketches for the job. Set up and/or dismantle structures and refinish walls/structures Installs wood, metal parts or glass and replaces broken glass as required Erects or dismantles roofing or siding and prepares irregular scaffolding that may be required. Confers with Maintenance Manager at start of each shift to determine work priorities, supplies required, and team skills needed. Obtains work assignments from Maintenance Manager or Emaint. Contacts person requesting repairs and determines type of repairs required. Paints interior and exterior walls and trim as directed Helps keep tools and equipment oiled and maintained in good working order. Stores tools and equipment in a safe, secured, and locked area. Listens for unusual sounds from machines or equipment to detect malfunctions and discusses machine operation variations with Maintenance Manager or other maintenance workers to diagnose problem or repair machine or equipment. Makes preventive maintenance check and inspection of assigned equipment, reports findings to Maintenance Manager, and takes appropriate action as assigned. Dismantles defective machines and equipment and installs new or repaired parts. Notifies Maintenance Manager of recurring equipment malfunctions and correction action taken, and of quality problems or supplies needed. Assists Maintenance Manager in maintaining an up-to-date inventory of tools and equipment. Assists Maintenance Manager in conducting routine safety and maintenance checks of all leased and owned facilities. Assists Maintenance Manager in conducting and evaluating long-term needs in relation to major projects and property improvements. Serve as mentor to clients assigned to the Maintenance department Keeps the Maintenance Manager informed of activities and projects, and provides accurate reports as needed Maintains a positive working relationship with Guest Services to ensure facilities are safe and equipment is operating efficiently Performs other related duties as assigned

EDUCATION/EXPERIENCE REQUIREMENTS

Requires a High School diploma or GED with on-the-job training in construction, AC or plumbing Requires a valid Florida Driver’s License (4 points max) Maintenance Certification and HVAC certification are a plus Must have at least three (3) years of building maintenance or construction experience including plumbing, carpentry, electrical work, A/C, etc. Must have at least 1 – 3 years’ experience in a maintenance supervisory role Must be knowledgeable of acceptable construction standards and have the ability to use manual, battery-operated and electrical hand and trades type tools Must be able to read blueprints and be able to read, write and carry out oral and written directions in English Must have general working knowledge of office software such as Microsoft Word and Excel and be able to complete reports Must be proficient using electronic technology i.e. cell phone, laptop and computer

PHYSICAL REQUIREMENTS

Must be able to stand, sit, walk, climb and descend ladders and stairs, and have the ability to lift and/or carry objects of varying weights up to 75lbs. Must have the ability to climb into overhead structures or step down into holes, to work beneath or above machines and in close quarters performing analysis and repair work Must also be able to see, hear, and speak, to interact with staff and the public Must also be able to move around the facilities unassisted as needed to perform essential job duties
