Duties and Essential Functions Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Assists with training needs, as necessary, to ensure maintenance team performs regular maintenance tasks with a strong emphasis on PM/inspection. Directs and trains associates engaged in the maintenance/upkeep of the interior and exterior of the property. Provides hands-on assistance, as needed. Conduct periodical inspections of property operation including life safety equipment, HVAC, pumps, roof and other systems designated by KWPMC engineering department. Work in conjunction with Property Manager to ensure major projects meet requirement. Directly monitors and evaluates the status of Preventive Maintenance program: H.V.A.C., elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency system. Completes the property condition report to maintain compliance and tracking of life safety systems as well as physical plant deficiencies. Responds to the VP, DM, PM, Chief engineer, Maintenance Technician and/or community emergencies by assisting, as needed. Able to enter, respond to and close-out work orders. Follow-up with vendors, as necessary, to maintain building operation where necessary. Works with Corporate Director of Engineering to resolve critical alert notifications by assessing the issue and implementing corrective action. Works with the regional operation team with onboarding new properties, setup PM schedules and maintenance operation. Supervisory Responsibility This position has no supervisory responsibilities. Work Environment While performing the duties of this job, the employee occasionally works in outside weather conditions. The employee occasionally works near moving mechanical parts and in high, precarious places and is occasionally exposed to wet and/or humid conditions and fumes. The noise level in the work environment is usually moderate to loud. Physical Demands The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and listen. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms. The employee will be required to lift objects up to 50 lbs. Position Type/Expected Hours of Work This is a full-time position. Days and hours of work are Monday through Friday, 8:30 a.m. to 5:30 p.m. Occasional weekend, evening or night work if needed. This schedule may change to accommodate the business needs of the company. Travel Frequent travel will be required to visit job sites, attend company meetings and training courses. Required Education, Knowledge, and Experience High School Diploma or general education degree (GED) required. Minimum of three to five years related experience and/or training required; or equivalent combination of education and experience. Valid Florida driver’s license. Management/Decision Making Uses strong analytic skills and an in-depth understanding of the organization and the business to handle arising problems and issues. Ability to solve diverse problems using solid analytical skills where limited precedents/ guidelines exist. Experience in managing and mentoring sourcing professionals. Demonstrated leadership experience. Strong delegation and management skills. Has an advanced knowledge of the organization, industry, and a functional discipline. Extensive understanding of technical areas gained through experience and used to complete and/or oversee assignments. Knowledge of building equipment, building codes and building systems (HVAC, plumbing and electrical) in facilities. Ability to communicate effectively with residents and associates at all levels of the organization.
