Exempt General Summary:
Maintains the buildings and the school property, ensuring that all facilities and grounds are neat, clean and appealing. Ensures that the plumbing, electrical, and mechanical systems are in good working order. Works with the Director of Facilities to create and implement both short- and long-term maintenance plans for the site. The Maintenance Manager will be responsible for planning, directing, and coordinating all of the maintenance duties of the Maintenance team.
Essential Duties and Responsibilities:
Maintains a maintenance log/checklist of duties that should be performed on a daily, weekly, quarterly, and yearly basis. The log will be presented to the Director and receive periodic inspections. Troubleshoots, repairs and maintains regular maintenance and service work for all plumbing, electrical systems, HVAC within the skill level of the position or makes recommendations for outsourcing or repair/maintenance to the Director or his/her designee. Ensures that Requests for Proposals are submitted for repair or maintenance. Collaborate with Director of Faciliites to select the most cost-effective bid. Maintains all aspects of school grounds and buildings, including mowing, trimming, pest control applications as necessary. Will ensure landscaping is maintained with appropriate pruning, planter bed maintenance and weeding. Make recommendations for outsourcing of landscaping. Ensures that Requests for Proposals are submitted for landscaping. Collaborate with the Director of Facilities to select the most cost-effective bid. Responsible for regular inspections of all property and buildings in order to be proactive before repairs become too costly. Develop solutions and make recommendations, including associated costs, to the Director. Ensure Requests for Proposals are submitted for projects beyond the scope of the maintenance team. Must have demonstrated commitment to compliance with any and all insurance, legal health and safety obligations at all times. Responsible for developing and maintaining all environmental, health and safety policies and procedures for the school. Ensure policies and procedures are OSHA compliant. Responsible for advising Director of Facilities and any stakeholders of safety concerns in a timely manner. Responsible for ensuring all maintenance employees follow safety policies and procedures for their personal safety and the safety of others. Responsible for coordinating the tasks of the maintenance team with regular follow-up to ensure the task is understood and completed correctly. The Maintenance Manager will provide coaching and instruction to team members when necessary to achieve the task or goal. Responsible for conducting weekly meetings with the maintenance team to plan the maintenance priorities for the week and to ensure all issues are completed in a timely manner. Ensures all equipment, tools, and vehicles are scheduled for regular maintenance and/or repair. In order to maintain the appropriate inventory level for maintenance supplies, including, but not limited to lighting, cleaning and other maintenance supplies, the Maintenance Manager will establish par levels and maintain controls to minimize equipment costs by completing a monthly inventory by the first of each month. A First In-First Out (FIFO) model of inventory will be utilized. Responsible for providing feedback and periodic reports to all stakeholders as to the status of any projects. Requires excellent communication skills, both written and verbal. Ability to work with all levels of employees. The position may occasionally require attention to emergencies outside of normal working hours. Other duties as assigned by the Director or his/her designee.
Knowledge, Skills, and Abilities Required:
High school diploma or General Equivalency Diploma (GED) is required Thorough knowledge of large facility systems (HVAC, electrical, plumbing, etc.) obtained through formal education or experience. Experience organizing and prioritizing work assignments. Ability to be proactive and take initiative, resolve complex problems, and demonstrate follow-through. Ability to manage multiple priorities simultaneously, while maintaining a high level of attention to detail and quality. Ensure repairs performed meet or exceed standards. Experience writing and developing policies and procedures, creating checklists and reports, meeting with vendors and contractors. Must have excellent organizational and interpersonal skills including tact, courtesy and diplomacy. Ability to work in a team environment with a variety of employees. Must be confident in decision making and judgement as well as maintaining a high level of confidentiality. Must have the ability to respect, promote, accommodate, and not be in conflict with the mission, moral and social teachings, doctrines, and laws of the Roman Catholic faith. Must pass the required background screening prior to starting work and every five (5) years.
LANGUAGE SKILLS
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, vendors, employees, and the general public.
MATHEMATICAL SKILLS
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
REASONING ABILITY
Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
