SUPERVISOR REPORTS TO

Community Manager

SUPERVISES

All Service Team Members (Maintenance Technician, Groundskeeper)

GENERAL DUTIES

1. To provide prompt, professional and courteous service of all resident service requests. 2. To maintain all physical aspects of the community in accordance with the goals and objectives outlined in the approved Business Plan. 3. Supervise the maintenance staff to ensure that work is performed according to company policies and procedures. 4. Communicate company philosophy, standards and expectations to company associates. 5. To continually inform company members of changes to policies, procedures, codes and guidelines and provide guidance on implementing the changes

PRIMARY RESPONSIBILITIES

1. Establish on-call schedules for maintenance staff giving consideration to holidays, weekends, and vacation schedules. Rotate on-call responsibilities with the maintenance staff. 2. Approve vacation/personal time off request (in coordination with Community Manger) 3. Keep the Community Manager informed of the status of all maintenance problems and offer solutions. Meet daily to discuss progress or complications regarding maintenance activities. 4. Maintain accurate and adequate inventory in shop tools and supplies. Make recommendations to the Community Manager as to needed supplies, equipment. 5. Schedule, inspect and approve all contract work to ensure compliance with company policy. Assure all contractor’s insurance is in accordance with company policy and that the three bid process was used. 6. Ensure compliance with the approved budget when making purchases and/or obtaining bids. 7. Ensure that all service requests and completed promptly and efficiently. Monitor types and frequency of service requests (Yardi reports). 8. Walk the property daily noting any needed repairs. 9. Become familiar with and adhere to all federal, state, and local laws and regulations as well as company policies and procedures and ensure all maintenance staff are in compliance. 10. Maintain a clean, orderly and secure maintenance shop according to company policy. 11. Establish and follow a preventative maintenance schedule. 12. Perform other duties as outlined by the Community Manager and/or Regional Manager and Director of Operations. 13. Assist in the development and provide training, leadership, guidance and positive reinforcement for the maintenance staff. 14. Conduct on-site meetings and training as needed. 15. Participate in the new hire interview process of maintenance staff. 16. Assist in the evaluation process of maintenance staff. 17. Complete training requirements according to the Maintenance Supervisor curriculum as outlined on company University.

QUALIFICATIONS

A.

EDUCATION

Minimum of a high school diploma. Vocational/technical school and/or college considered a plus.

E. EXPERIENCE

Preferably 2-3 years prior property management maintenance experience or related field. Minimum of one year supervisory experience of at least two people.

HOURS OF WORK

A. All full-time associates are required to work a minimum of 40 hours per week. Maintenance Supervisors are also scheduled for emergency service. B. Every company member must complete a weekly time sheet or on-line time clock system. It is the responsibility of the Maintenance Supervisor to see that this policy is enforced. C. Maintenance Supervisors are responsible to ensure that emergency response is provide 24/7/365. They provide backup emergency response even when they are not the primary “on-call” associate. D. This position requires weekend and holiday hours, depending upon the requirements of the community. Maintenance Supervisors also provide maintenance support to other Evolve communities as needed.
