Role:

The Experienced Property Management Maintenance Supervisor will play a crucial role in ensuring the overall functionality and aesthetic appeal of Lakeside Central Apartments. This position is responsible for overseeing all maintenance operations, ensuring that the property is well-maintained and that residents enjoy a safe and comfortable living environment. The supervisor will lead a team of maintenance staff, coordinating their activities and providing guidance to ensure timely and effective repairs and maintenance tasks. Additionally, the role involves managing budgets for maintenance projects and ensuring compliance with safety regulations and standards. Ultimately, the success of this position will be measured by the satisfaction of residents and the overall condition of the property.

Minimum Qualifications:

High school diploma or equivalent. Proven experience in property maintenance or a related field, with at least 3 years in a supervisory role. Strong knowledge of building systems, including plumbing, electrical, and HVAC certification required Participate in On-Call Emergency rotation

Preferred Qualifications:

Certification in property management or maintenance (e.g., CAM, CPO). Experience with property management software and maintenance tracking systems.

Responsibilities:

Supervise and coordinate the daily activities of the maintenance team, ensuring efficient workflow and high-quality service. Conduct regular inspections of the property to identify maintenance needs and prioritize repairs. Manage maintenance budgets, track expenses, and ensure cost-effective solutions for repairs and improvements. Develop and implement preventive maintenance programs to minimize downtime and extend the life of property assets. Serve as the primary point of contact for residents regarding maintenance requests and concerns, ensuring timely resolution.

Skills:

The required skills for this role include strong leadership abilities, which are essential for managing the maintenance team and ensuring effective communication. Technical skills in plumbing, electrical, and HVAC systems will be utilized daily to diagnose and resolve issues promptly. Organizational skills are crucial for managing maintenance schedules, budgets, and inventory of supplies. Customer service skills will be employed when interacting with residents, addressing their concerns, and ensuring their satisfaction with maintenance services. Preferred skills, such as proficiency in property management software, will enhance efficiency in tracking maintenance requests and managing team performance.
