ABOUT THE ROLE

We are seeking a skilled and dedicated Lead Maintenance Technician to take ownership of the upkeep, safety, and functionality of our condominium property. This hands-on role is essential to ensuring the community remains in top condition, both mechanically and aesthetically. The ideal candidate will be experienced in all aspects of building maintenance and take pride in delivering exceptional results in a residential environment.

KEY RESPONSIBILITIES

Maintain safe, clean, and secure environment throughout all common areas of the building(s). Perform routine inspections and maintenance of property amenities including the fitness center, 6th floor media room, deck, stairwells, roofs, and irrigation system. Respond to repair needs involving carpentry, plumbing, HVAC, electrical, mechanical, painting, flooring, general hardware, keys/locks, and minor exterior and interior work (as long as a permit is not required). Supervise and inspect the work of contractors to ensure completion and quality. Monitor and maintain fire safety systems including fire panels, stairwell doors, and pumps. Coordinate elevator padding, monitor elevator usage, and report any damages. Manage and request materials, tools, and supplies necessary for job tasks. Maintain preventive maintenance schedules and keep detailed maintenance reports/work orders. Ensure compliance with OSHA regulations and building safety procedures. Participate in on-call rotation for emergencies and assigned projects. Maintain a professional, courteous attitude while working in a residential setting. ⸻

QUALIFICATIONS

Proven experience in general maintenance and facility operations, ideally in a residential or condo setting. Strong knowledge of HVAC, plumbing, electrical, mechanical, and general repairs. Ability to assess repair needs and determine if professional help is required. Familiar with safety protocols and emergency preparedness. Ability to operate maintenance tools and equipment safely. Strong time-management, communication, and organizational skills. Valid driver’s license and current automobile insurance required. Must be available for emergency on-call duties as needed. ⸻
