Certification EPA Certification Full Job Description Maintenance Supervisor:
The Maintenance Supervisor is directly responsible for overseeing the daily facility and maintenance operations of a property. This position will work closely with the Property Manager and will be responsible for organization and completion of service requests, preventative maintenance, maintenance supply ordering, proper groundskeeping, compliance and safety standards, personnel management and customer service.
Duties & Responsibilities:
Supervise maintenance team and all vendors and contractors in preparing vacant units. Schedule and direct workers in performance of all maintenance/repairs related to turning a vacant unit within budgeted guidelines. Prioritize and assign service requests to the maintenance team. Monitor daily completion of service requests and follow up on any outstanding items. Assist in the completion of service requests as necessary. Inspect grounds, buildings, and other community features daily to minimize liability concerns and to ensure excellent curb appeal at all times. Assist with the general upkeep and cleaning of office, common areas, and model as needed. Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines and adhering to budget guidelines. Maintain a preventative maintenance program that extends the life of the asset while minimizing future repairs. Participate in on-call emergency rotation. Assist Property Manager in providing excellent customer service to residents.
Qualifications:
Prior multifamily or student housing maintenance or facilities experience required. Position requires individuals to be able to use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment. All equipment must be used without jeopardizing the safety of themselves, fellow associates, and residents. High School or equivalent education required. For safety and productivity reasons, the position requires the ability to read and write English. In addition, the position requires the ability to accurately perform basic mathematical functions.

Must be able to diagnose problems and repair the following (not all will be applicable): Major appliances HVAC, including EPA Certification Intermediate plumbing Intermediate electrical (when no license required) Sheetrock General carpentry Pool care (if required by community) Roofs and gutters Interior painting General irrigation maintenance and repairs Landscaping Foundation/sidewalk repairs Ice/snow removal Golf carts and small engine maintenance
Physical Requirements:
While performing the duties of this job, the employee will be frequently required to personally perform general maintenance repair tasks without endangering themselves, residents or fellow employees.
