Job Description

Maintenance Manager Advanced Management, Inc. Longboat Key, FL 34228 . The Maintenance Manager shall maintain the condominium building known as The Shore Condominium Association (“Condominium”), located on Gulf of Mexico Drive, in Longboat Key, Florida. The Maintenance Duties of the Maintenance Manager shall include all necessary and related tasks, including but not limited to the following: Clean and maintain all common areas and grounds of the Condominium building and complex, including, but not limited to cleaning of entrance lobby glass doors and elevator doors, surrounds, walls, and railings, sweeping of entryways, lobby floors and elevator floors. Perform all necessary repairs and maintenance to the grounds and buildings. Purchase materials and supplies needed to maintain and repair the apartment complex and grounds. Use the credit card issued to pay for these items. Ensure all common area and building systems are maintained and operational, including but not limited to daily checks for debris, palm fronds, and any other problems that may need to be addressed. Keep complete and accurate records with respect to all maintenance, including, but not limited to: Perform visual inspection of elevator gear room, weekly, and immediately report any irregularities. Visual inspection and weekly report of pool pump and filter and heater operation. Report condition or issues related to visual inspection of the pool bathrooms, showers, sauna facilities and to the Association Board of Directors, weekly. visual inspection of pool deck area and pool furniture weekly and report any deficiencies to Property Manager. Maintain the pool in accordance with State standards and within the first year obtain and maintain a Pool Operator certification. Any costs associated with obtaining and maintaining said certification shall be paid by the association. During the first year the pool will be serviced by Gettle Pools. Properly handle all responsibilities of the Maintenance Manager in accordance Maintenance Duties. Perform routine maintenance duties and respond to emergencies. Perform scheduled preventative maintenance tasks, including, but not limited to: Inspect pool bathrooms, showers, sauna facilities. Power-wash deck, sidewalks, pool area, garage floors, walkways, stairwells, maintenance room, bike room and any other area common to the building on a monthly basis or more often, as necessary. Clean the pool on a weekly basis or more often as necessary. Prepare trash and recycling material containers for pick up and removal on days necessary and put out the dumpster at 8:00 a.m. on Monday, Wednesday and Friday and return the dumpster to its rightful place after it is emptied. Ensure that property is safe and free from observable hazards to occupants, visitors, and workers. Said hazards observed on the premises shall be remedied or reported immediately. Ensure that breakdowns in building plumbing, roof, electrical are promptly fixed or, when approved by the Property Manager or the Association, get a professional to promptly carry out necessary repairs. Assist Property Manager or vendors as necessary with capital improvement projects within the scope of Manatee County Code requirements. Maintain records of parking spot assignments for owners, renters, and guests. Maintain records of bicycle room and kayak rack spot assignments. Follow hurricane pre and post procedures. Track named storms, if necessary secure pool, beach and sundeck furniture, remove mirror on 2P ramp, ensure full tank of fuel for emergency generator, position elevators on high floors, arrange for cars to be parked on 2P. Inspect each apartment for damage after storm passes. Enlist repair services ASAP afterwards. Attend the weekly Ops Meeting on zoom with Property Manager and two board members. Maintain the Ops List which is a to do list of items that need to be accomplished. . The Maintenance Manager represents that he has the skills necessary for the position of Maintenance Manager; that he shall perform the Maintenance Duties delineated in this Agreement, and that he shall keep all common areas of the property well organized, clean, meeting codes, free from danger and in good repair. The Maintenance Manager warrants that he possesses the requisite skills and accoutrements necessary to perform the Maintenance Duties, including: Mechanical skills required to handle minor repairs. Plumbing knowledge sufficient to diagnose simple plumbing problems and shut off water lines. Painting skills sufficient to complete small painting jobs including, but not limited to, trim, doors, surrounds, curbing, and touch ups. Drywall repair skills sufficient to remove and repair drywall in small sections as necessary. General maintenance skills sufficient to keep the building, common elements and equipment well maintained, organized, clean and functioning. The ability to read and interpret operating manuals, safety equipment manuals and other work-related documents. Communication skills sufficient to develop and maintain good relationships with unit Owners, vendors, contractors, the Property Manager, and the Association Board Members. The ability to drive, legally, including a valid, current drivers’ license and a working vehicle. The ability to pass a background check and/or drug test at any time with no prior notice. A working cellular smart-telephone with texting capabilities, and be proficient in using email, text, camera, and other applications. Maintenance Manager must answer phone and be available to respond during normal working hours and in emergency situations. The Association will provide a fifty-dollar $50.00 credit per month towards the cost of the phone. The ability to use computer, communicate via email, cell phone, office phone, and the ability to use call forwarding and fax. A laptop computer and printer are provided. The ability to report any problems that cannot be attended to immediately to the Property Manager. The ability to exhibit a professional dress code appearance, including shorts or slacks with a clean, wrinkle free shirt. (Exceptions may be made when painting or conducting heavy deep cleaning). The Association shall provide work shirts embroidered with the company’s logo for the Maintenance Manager’s use during normal work duties. Physical strength to roll a wheeled garbage dumpster from dumpster room to driveway for Sarasota City sanitation truck on Mondays, Wednesdays, and Fridays. Ability to supervise hired help who clean, landscape, and do repairs. Ability to understand financial reports and calculate operating expenses and capital reserve budget items. . The Maintenance Manager may be required to utilize his personal vehicle for Association business and shall be reimbursed at the IRS business mileage reimbursement rate as amended from time to time, for all reasonable and necessary mileage incurred, provided, however, that a detailed account of such mileage is provided to the Association within sixty (60) days of the expense. . All records, documents, tools, supplies, charts, and other materials concerning maintenance of the Association shalt belong to and remain the property of the Association. Upon termination of employment, the Maintenance Manager shall return all Association records, documents, tools, supplies, charts, and other materials concerning maintenance to the Association.
