Regional Maintenance Supervisor Multifamily 2.8 2.8 out of 5 stars Orlando, FL 32803 Fore Property Company a privately held and growing national development and property management company is seeking a Regional Maintenance Supervisor for our growing Florida portfolio. We are looking for a hands-on, roll up your sleeves Regional Maintenance Supervisor who is ready to go above and beyond to get the job done while contributing to the success of each team. Responsible for all aspects of oversight of maintenance, grounds, and keeping the operations of all properties in the region running smoothly. This position is essential to ensure that all upkeep, inventory, and repair of grounds and buildings at properties are completed in a timely and efficient manner. The position will require regular travel to communities within the portfolio which includes new construction properties, established market-rate and affordable communities. Responsibilities include • The Regional Maintenance Supervisor is responsible for the oversight of physical operations and maintenance work across all Fore communities in the Florida Region • This role is responsible for the development and deployment of regular and preventative maintenance programs, apartment and grounds inspections, service team selection, training and evaluation, ensuring the timely completion of service requests by service teams, technical assistance, and the oversight of special projects including capital improvement projects Traveling throughout the Region on a scheduled basis to help site management and maintenance staff identify and remedy maintenance issues. In addition to specific issues, to conduct or supervise training of the maintenance staff. Provides technical and troubleshooting assistance to Maintenance Supervisor’s within the assigned portfolio Participates in identifying major maintenance projects at each individual site which includes developing a scope of work, formulating a cost estimate, initiating the solicitation of sub-contractors and vendors and participating in the development of contract(s) to be executed by the Property Management Regional Property Manager Partner and/or partner, depending on the expense of the contract. In major maintenance projects and in day-to-day maintenance responsibility, helping define what work can be done “in house” or what absolutely requires outside contractors. Along with the property Business Manager, monitors the work of site maintenance staff and outside contractors to ensure the quality and timely completion of each project. Assist site management and maintenance staff in the prompt identification and remediation of health and safety issues. Responsible for assisting in the disciplinary or promotional recommendations required for all service and grounds associates Responsible for ensuring compliance with OSHA (Occupational Safety & Health Administration) standards and company safety policies at all times Reinforces company policies to workers and enforces safety regulations Responsible for the Orientation Training of all new Maintenance Technicians Responsible for timely response to service requests, make-readies, etc.
Requirements:
Must have a minimum of 5-7 years’ experience in apartment maintenance as a Maintenance supervisor/Tech. Must have a minimum of 2 years’ experience as a Regional Maintenance Supervisor/Manager handling multi-apartment communities. Highly skilled in the building trades with emphasis on mechanical systems repair, service, and installation (HVAC certified, Plumbing, Electrical). Experience in new construction and renovation projects preferred – both interior and exterior. Knowledge of laws and standards that apply to property management, such as Fair Housing Laws, Landlord-Tenant Law, OSHA Standards, local and state building codes. Computer proficiency in Microsoft Office and Yardi Voyager. Excellent personal leadership skills and proven ability to build, develop, and motivate teams. Proactive, well-organized, and results-oriented with the ability to lead and participate in multiple projects simultaneously in a fast-paced environment. Availability to work flexible hours as required and to be available in response to emergency situations. Excellent oral and written communications skills. Valid Driver’s License and proof of automobile insurance coverage. Heating, ventilation, and air conditioning (HVAC) certification required. Pool Operator Certification required in applicable states/counties. Certified Apartment Maintenance Technician (CAMT) is recommended but not required.
