Introduction •The City of Greenacres’ Compensation Plan allows for hiring at a maximum rate of up to 15% above the minimum range for the position based on education, experience and valid proof of certification(s) that are obtained through extensive program of study and training over and above the minimum requirements. Essential Duties & Responsibilities Position Summary:

Supervises and participates in the repair, renovation, and maintenance of public buildings and facilities. Ensures building infrastructure is operated and maintained in a reliable, efficient and cost-effective manner to ensure a safe and comfortable work environment.

Essential Duties and Responsibilities:

(The duties listed are intended to serve as an example of the typical functions performed. They are not exclusive or all-inclusive and will vary with assignments.) Plans, coordinates and supervises the repair and maintenance programs of public facilities, including but not limited to, the City’s buildings, pavilions, picnic shelters, gazebos, press boxes and bus shelters.
Develops, assigns and monitors daily, weekly, monthly and annual work plans for the Building Services Division.
Identifies labor resource needs and allocates as required to repair, maintain and/or enhance park and building facilities, including but not limited to building generators, HVAC systems, roofs, fire suppression systems, backflow devices, lift stations, interior/exterior lighting systems, plumbing fixtures, interior/exterior painting, flooring, office equipment, appliances, bus shelters and park structures
Evaluates, implements training, recognition programs, disciplinary procedures, addresses employee complaints, and resolves problems.
Ensures compliance with safe working practices and conducts on-site safety inspections.
Reviews and monitors time management system employee submittals, , contractor invoices submits highlights of accomplishments for City Council reports, , and analyzes daily worksheets submitted by staff for work planning efficiency. Assists, researches, prepares monitors Division operating and Capital Improvement budget; notifies Director of expenditure trends, needs, concerns or problem areas,
Assists in the selection, training, personal/professional development and evaluation of Division personnel; works with employees to correct deficiencies; recommends promotions, disciplinary actions and terminations.
Determines schedules, sequences, and assignments for work activities, based on work priority, quantity of equipment, and skill of personnel.
Works with Construction Manager, Project Coordinator, PW Specialist and Director to plan and schedule repairs, renovations and minor re-construction projects and Capital Improvement Projects.
Provides recommendations to Department Directors for the planning, development and implementation of maintenance programs, community events and facility improvements. Procures Division’s equipment, supplies and contractual services.
Prepares specifications, submits requisitions, seeks and evaluates suppliers and prices, evaluates goods and services received and monitors the use of materials to maintain inventory.
Keeps expenditures within budgeted amounts, performs cost benefits analysis, identifies cost saving measures and ensures contractor compliance with contract terms and conditions.
Performs regular safety inspection of staff activities, ensures that safety procedures are followed, personal protection equipment is utilized as required and performs regular safety and integrity inspections of public facilities.
Ensures personal, professional and safety training opportunities are provided for employee development. Assists in the preparation of requests for bids/proposals, monthly procurement card reports and maintains inventory logs as required. Reports illicit discharge, nuisance animals, hazardous materials, illegal dumping, and other program violations to the proper City Department and/or agency to protect the safety and interest of the public. Responsible for the location of underground utilities within public grounds.
Performance maintenance work as required to accomplish tasks. May be called upon to work afterhours, during community events and during the activation of the City’s Emergency Operations Center in the event of a natural disaster. Performs other duties as assigned.

Knowledge, Skills & Abilities Knowledge of:

Microsoft Office software includes knowledge of Word, Excel, Power Point, Outlook and other programs.
Supervisory practices to build effective teams to accomplish goals and work assignments. Principles and practices of repair, maintenance and reconstruction practices of building/facility infrastructure (i.e. flooring, electrical, plumbing, HVAC, lighting, minor cabinetry, appliances, furniture, painting, roofing, etc.).
Considerable skill in the use of common hand tools, mechanical equipment, specialty tools/equipment, machinery and vehicles used in the field of repair, maintenance and minor facility reconstruction/remodeling.
Identification of occupational hazards and applicable safety precautions, environmental regulations and compliance thereof of the trade.
City, State and Federal laws, ordinances and regulations regarding roadways and traffic control standards.
Principles and procedures of personnel recruitment, selection, training, growth, relations and retention.

Ability to:

Manage and supervise effectively, and foster team building and trust.

Support the Department’s and City’s Mission, Values, and Goals. Education & Experience High School Diploma/GED; Associates or Technical Degree in a related field preferred.
Minimum of five (5) years’ experience in building maintenance, other public works activities, or construction, and two (2) years supervisory experience, or any combination of education/training and experience to meet minimum requirements.
