Position Overview:

We are seeking a skilled Maintenance Supervisor to oversee the upkeep and repair of a 16-story condominium situated on the beachfront. The ideal candidate will have strong leadership abilities, technical expertise in building maintenance, and a commitment to ensuring the safety, functionality, and aesthetic appeal of the property.

Responsibilities:

1.

Supervision and Team Management:
  • Lead a team of maintenance technicians and contractors to execute daily tasks and projects effectively.
  • Assign duties, provide guidance, and conduct regular performance evaluations to ensure productivity and quality of work.
  • Foster a positive work environment that encourages teamwork, accountability, and professional development.

Preventative Maintenance:
  • Develop and implement a comprehensive preventative maintenance program for the condominium’s infrastructure, including mechanical, electrical, plumbing, and structural systems.
  • Conduct routine inspections of building components, equipment, and common areas to identify potential issues and address them proactively.
  • Schedule and oversee maintenance tasks such as HVAC servicing, elevator inspections, fire safety checks, and roof maintenance to minimize downtime and extend the lifespan of assets.

Repairs and Troubleshooting:
  • Respond promptly to maintenance requests and emergencies, assessing the nature of the problem and determining appropriate solutions.
  • Coordinate with external vendors and contractors as needed to address complex repairs or specialized services.
  • Ensure all repairs are completed efficiently, safely, and in compliance with building codes and regulations.
  • Superior working knowledge of plumbing, electrical, HVAC, carpentry and sheetrock.

Safety and Compliance:
  • Enforce safety protocols and procedures to maintain a secure environment for residents, staff, and visitors.
  • Stay updated on relevant regulations and industry standards pertaining to building maintenance, health, and safety.
  • Conduct regular safety inspections and implement corrective measures to mitigate risks and hazards.

5.

Budget Management:
  • Assist in the development of annual maintenance budgets, forecasting expenses, and allocating resources appropriately.
  • Monitor expenditures and seek cost-effective solutions without compromising quality or safety standards.
  • Identify opportunities for efficiency improvements and cost savings through strategic planning and vendor management.
  • Maintain proper inventory of equipment and supplies.
  • Oversee third party vendors to ensure they adhere to the work as described in contracts in quality and frequency.
  • Obtain bids for current and upcoming Maintenance Department projects, coordinate on-site meetings with contractors, secure multiple quotes, and consult with the General Manager to determine the best course of action.

Communication and Documentation:
  • Maintain accurate records of maintenance activities, including work orders, repair logs, and equipment manuals.
  • Communicate effectively with residents, property managers, and board members regarding maintenance schedules, updates, and issues.
  • Provide timely reports and recommendations to management regarding maintenance priorities, budget variances, and long-term asset management strategies.
  • On call availability for emergencies and projects assigned by General Manager.
