Implement preventative maintenance schedule. Light masonry and painting. Minor repair to association equipment. Check and report any vandalism damage or any irregularities. Maintain a safe and secure environment throughout the facilities. Conduct inspection of HOA property(buildings, perimeter wall, parks, sidewalks, etc.) Light touch up painting, stucco repair work other type of aesthetic maintenance. Acquire supplies from local distributors as necessary. Maintain documentation and procedures required for maintenance of mechanical equipment. Assist in set-up and takedown for all clubhouse activities required. Work with service vendors when required and become familiar with all electrical and hydraulic systems including main shutoff for city water, sprinkler and electrical systems. Able to be on-call for emergencies as needed. Other maintenance duties as required by the Property Manager. Check parking lot lights, walkway lights and building lights. Report or replace any bulbs that are not working. Check and replace mal-functioning photocells, adjust any and all timers throughout the year. Maintain and operate pressure washer. Pressure washing where necessary, on schedules set up by the property manager. Maintain inventory of tools, equipment and supplies, ordering new items as necessary to ensure that maintenance operations run smoothly. Ensure that all maintenance equipment is regularly inspected and properly maintained. Address concerns or complaints related to maintenance issues and provide timely resolutions. Maintain a professional and courteous attitude when interacting with residents and staff. Operating audio/visual equipment.
Physical Requirements:
