As the Condo Maintenance Manager, you will lead the maintenance department and oversee all operations related to the upkeep and repair of the property’s exterior and common areas. You will collaborate closely with the Community Association Manager (CAM) to address maintenance issues, ensure compliance with safety standards, and manage third-party vendor performance. This leadership role requires strong hands-on maintenance expertise, staff oversight, and a solid understanding of budgeting and property operations.
Responsibilities:
Condo Maintenance Manager responsibilities include, but are not limited to: Leading and supervising the maintenance team across all daily shifts and ensuring adequate coverage Performing and overseeing repairs and maintenance of the building’s exterior and common areas Collaborating with the CAM to identify maintenance needs, safety concerns, and improvement projects Attending board meetings to report on property conditions and respond to inquiries Preparing maintenance-related project outlines and safety inspection reports Ensuring daily cleaning and upkeep of all common areas, hallways, and corridors Monitoring and evaluating the work of all third-party vendors to ensure contract compliance Enforcing adherence to condo rules and documents by guests, owners, and associates Managing the department’s budget and tracking expenses to ensure cost-effective operations
Qualifications:
What are we looking for? Ability to work weekends, mixed shifts, and be on-call as needed to maintain seamless maintenance coverage between 7:00 AM and 10:30 PM daily. Proven experience in a maintenance leadership role, preferably in a residential or hospitality environment Strong technical skills in building maintenance, repairs, and safety compliance Demonstrated ability to lead and motivate a team of maintenance associates Working knowledge of maintenance budgeting and vendor management Availability to work flexible hours, including weekends, evenings, and on-call shifts Excellent communication and organizational skills Experience interacting with boards or committees and providing professional presentations Familiarity with condominium operations and governing documents is preferred High school diploma or equivalent; technical certifications a plus What can you look forward to?
